2 Canby is growing fast! Plans and construction activity is the strongest it has been in a decade. Development is underway in all sectors Apartments Industrial Retail Single Family Residential

3 Apartment Development is Booming
Apartment Summary No new apartment buildings in Canby in 15 years 3 new developments planned or under construction Sequoia Grove: units Trail Crossing: units The Dalia: units Total new units Smaller Developments: Monen tri-plex at 431 S. Township Emerald Garden Townhomes – three of 15 townhouses are under construction at NE 3rd and NE 4th

4 Sequoia Grove Location: 259 S. Sequoia Parkway – south of Arneson Park Canby Pioneer Industrial Park Number of units: 174 Units – Market rate apartments Type: studio, one bedroom, two bedroom and 3 bedroom units Expected Completion: Late spring – early Fall 2017, first phase almost finished, one building is ready for occupancy and leasing now.

5 The Dalia Location: 2nd Avenue between Ivy and Holly Downtown
Number of units: 69 apartments over 8000 SF retail Type: Studio and one bedroom, market rate apartments Expected Completion: Late Summer Construction begins this summer.

6 Trail Crossing Apartments
Location: 1203 NE Territorial Road next to logging road trail Number of units: 58 Type: One, Two and three bedroom apartments in six two to three story buildings. Timeline: Final planning approvals expected soon. Could begin construction this Summer.

7 New and Expanding Industrial Businesses
New businesses Trautman Art Glass: A Wilsonville based International Art Glass Supplier Premier Gear: A Portland based metal gear manufacturer Rudnick Electric Signs Major Expansions: OBC Northwest: a 15,000 SF industrial warehouse building completed 2016 Bowen/Old Castle: Completed a 26,400 expansion for fabrication of polystyrene blocks and storage in 2016. Cascade Engineering Technologies: A titanium airplane part manufacturer is doubling their footprint and moving in to new Trend Business Center C building Summer 2017. Canby Utility: Will begin construction on a new 17,420 SF facility on S. Pine Street

8 Trautman Art Glass Location: 2000 S. 4th Avenue Canby Pioneer Industrial Park Overview: This Wilsonville base company is moving in This summer/fall. They make specialty colored art glass that is sold internationally.

9 Premier Gear Location: Sequoia Parkway – south of Walnut Street Overview: A new 60,240 SF building for Premier Gear should begin construction Late Spring. They make precision gears and have a skilled machinist oriented workforce of 65. Expected Completion: Spring / Summer 2017, Leasing now

10 Rudnick Electric Signs
Location: 1400 SE Township and ½ acre lot. Overview: A lighting maintenance and large format sign manufacturing company will build a 4,920 SF building. Expected Completion: Almost complete.

11 New Retail McDonalds expansion: Opened July 2016 on Highway 99E
Canby Crossing 851 SW 1st This new single story 6,000 square foot commercial building will be home to Pizza Schmizza, Jimmie Johns, among other tenants near the Canby High School. Construction is well underway now.

Faist 6 Addition: A 30 lot subdivision at 1866 SE 13th Ave. Lots/homes being sold ___________________________________________ Timber Park: A 105 lot Subdivision at SE 13th Avenue in construction / Building Plan Review Caitlyn's Place – 6 Lots at 1509 N. Oak Street in Construction / Building Plan Review Northwood's Estates Phase 3: 21 lots at NW 11th west of N. Elm Street in Land Use Review Faist 7,8,9, Addition: 36 lots in 3 phases in Land Use Review Sprague: A 7 acre 22 lot subdivision at N. Maple Street in the Pre-App Phase John Meredith: An 10 lot Subdivision at N. Oak Street in the Pre-App Phase Stafford Land Development: acres with 65 lots south of Hope Village. Expecting annexation request soon. Total lots and homes in the pipeline: 283
