Rak-63. 3214 Management of Lifecycles of Buildings Introduction 15. 9
Assistant Professor Antti Peltokorpi
2
General information All updated information about the course available at Aalto MyCourses: mycourses.aalto.fi Course description Lecture presentations The course can be included in Advanced modules in Minor of Construction Economics Exchange studies 7 credits = 175 hours
3
Learning outcomes Introduce to analytical tools to support decisions making about investments and solutions during the building lifecycle. Students: understand content of the lifecycle phases of buildings and know the terms can apply lifecycle cost analyses in decision making can apply budget and cost estimates in cost and design management of construction project can apply basic energy and carbon footprint assessment methods
4
Main Content Introduction lecture 1 Content lectures 2-6
Individual lecture reflections after each content lecture (Lectures 2-6) One home work (after Lecture 4) Group assignments Group assignment I: A cost analysis of the selected building design solution (after Lecture 3) Group assignment II: Lifecycle Carbon emissions of housing companies (after Lecture 5) Group assignment presentations

Assessment methods Assessment methods (0-5):
Lecture reflections (15 %) After lectures 2-6 Accepted / Bonus point Home work (15 %) Group assignment I (35 %) Teacher’s team specific evaluation (25 %) Team member’s peer evaluation (10%) Group assignment II (35 %) Extra point of official course feedback
7
Lecture reflections Write 1-page reflection text after each content lecture (lectures 2-6) and send it me through MyCourses ”Assignments” What I learnt? What new perspectives I found? What was my experience of the session? What was surprising? What I left to ponder? Extra points are given to very thorough reflections.

Lifecycle of buildings
Concept plan Design Construction Operations Disposal (Tarveselvitys, Hankesuunnittelu) (Rakennus- suunnittelu) (Rakentamisvaihe) (Käyttö, huolto ja ylläpito) (Hävittäminen) Decisions affecting future
9
Lifecycle performance of buildings
Economic Investment costs Operation and maintenance costs Environment Use of energy Carbon footprint (Social) How to evaluate performance of buildings and to incorporate that into the design?
10
Investment costs of new buildings
Determination of investment costs handover 100 % 80 % Realization of investment costs 0 % Concept plan Design Construction Operations Disposal
11
Costs and business value in buildings
2. Operating costs in use over 30 years 5 1. The initial cost of a facility 1 3. The value of the business done in the facility over 30 years 200 Concept plan Design Construction Operations Disposal What is the contribution of building design and solutions on the value of the business done in the facility?
12
What does ownership really cost? 30-year life of classroom

13
Time span of lifecycle phases
Concept plan Design Construction Operations Disposal 2-5 years years
14
The hidden costs of buildings
The Client Initial capital costs Design fees Land cost Construction costs Maintenance costs Refurbishment costs Insurances Water/waste water charges Staff costs Operation and maintenance costs Furnishing Energy/fuel costs Security Taxation Cleaning costs Finance Management and administration
15
Solutions for disposal
Re-use, repurposing, recycling, and waste management Building components and material Transferable bulding slices as an example of methods for repurpose
16
Crucial in management of lifecycle of buildings
Focus on concept plan and design phases: estimating and evaluating future performance in essential dimensions (energy, costs…) Developing and using analytical tools to support evaluation Connecting findings of the analyses as a feedback to the concept plan and design processes
