Borgo Puccini is a hamlet of historic farmhouse and three cottages situated in a beautiful wooded valley in the hills above Lucca, at the start of the Garfagnana National Park.

The houses date from the mid 1700s and have many original features, including exposed stone walls and original ceilings with chestnut beams and cotto tiles. Casa Puccini is 240 m2 and was originally built in 1743 and completely restored in On the ground floor is a large eat-in kitchen with SMEG cooking range, and lower units in dark grey and upper units in white, utility/shower room with shower, bidet and WC, and a dining room with high beamed ceiling, and a large rock that is part of the foundation of the house. Large wrought iron and glass doors exit to the rear terraces and provide light into the kitchen. A sweeping iron and chestnut staircase leads to the first floor which is arranged as a suite of three sitting rooms

Each room has exposed beams and terracotta tiles. The Sitting Room has a large working fireplace and double doors leading to the marble paved courtyard. The Summer Room, open to the staircase, has double aspect views across the valley. The Winter Room has another large fireplace and an iron wood burning stove. A door leads from this room onto a small, raised terrace that gives wonderful views across the valley.

The staircase continues to the third floor which has two bedrooms and a large bathroom. Both bedrooms have double aspect windows and original beams. The large bathroom is tiled in travertine stone and has a large shower.

There is also a “slipper’ bath with claw feet, which sits at an angle to the window, allowing a wonderful view up the valley from the bath. There is also a bidet and WC. Beneath the farmhouse is a small laundry room which has separate access from the farmhouse.

La Roccia La Roccia is 90 m2 and is situated across the marble courtyard from Casa della Madonnina. Downstairs has a large eat-in kitchen with marble worktops, dishwasher, chestnut cupboards and exposed beams. There is an original working fireplace. On the ground floor is also a bathroom with shower, wash hand basin, bidet and WC. Up the wrought iron staircase is a sitting room, double bedroom and bathroom with tub. There is an open fireplace in the sitting room, which is dreamlike in the autumn and winter. The house overlooks the valley and has two private, outside terraces.

La Stalla La Stalla is 60 m2 two storey cottage, formerly a stable dating from It has a pretty sitting room with a wood burning stove, a kitchen downstairs, a double bedroom and a bathroom with shower upstairs. The private outside terrace has extensive views over the valley. The cottage is about 50 m from the other houses and overlooks - but isn’t overlooked by - the swimming pool.

II Forno Il Forno is the second of the smaller two storey cottages and has 60 m2 of living space. It was originally the bake house and still has the original, full size pizza oven in the sitting room. The pool measures 8 m x 4 m with wonderful views across the valley. The borgo is set in 35,000 m2 of land with garden, woodland, olive and fruit trees and terraces.
