25 Management of the Suites
Guarantee Property Management, the hotel company that operates the Park Inn by Radisson, rents the suites in a “Hotel Pool”. The rental of the Suites is then divided proportionally amongst all the owners after discounting the operational costs. A percentage is assigned to the Administrative company and the owners receive a percentage proportional to the size of their suite. The advantage of the Unicorn Exclusive Boutique Hotel over other Condo hotel projects is that in other projects the Administrative company rents the units and gives the owner the collected money minus a percentage for the administration but the owner only makes money when his unit is rented. With Unicorn all the money from all the rented units is collected and goes to a common pool that after discounting the operational costs is distributed to the proprietors. With Unicorn the owner receives monthly dividends. The owner is entitled to the use of his unit for 30 days in the year (it can be fractioned in weeks).
