BLAKELY Three Phases of Design
February 2017 Board Approval July 27, 2017 Board Presentation December 2017 Board Presentation Schematic Design (SD) Architect and owner develop initial set of sketches in response to the Educational Specifications process. Sketches Narratives Rendering Proposed systems SD - COST ESTIMATE Design Development (DD) Drawings worked in greater detail to coordinate architectural and engineering systems in preparation of Construction Documents. The construction team works with the owner and architect to address cost savings, energy efficiency and constructability. Drawings Narratives Rendering Calculations DD - COST ESTIMATE Construction Documents (CD) Detailed drawings and Specifications (written requirements). Documents provide sufficient information to secure bids and permits required for construction. 75% Progress drawings Draft specifications Current calcs 100% Drawings Specifications Narratives Calculations CD - Cost estimates Program Review :: Value Engineering

BLAKELY Schematic Design February 2017 Cost Reduction Assumptions
Reduction ideas generated by district, contractor and architect using schematic plans to identify potential cost savings* Buried area adjacent to gymnasium/commons Reconfigure building relative to the hill Optimize gymnasium volume location Rotate kindergarten wing Exterior fiber cement board masonry Structural modifications Window reductions Combine roofing materials Landscape Reduce asphalt paving Reduce retention vault Radiant floor heating Change piping copper PEX (crosslinked polyethylene) Estimated cost savings $3,901,646 Actual cost savings will be established at 100% Design Development Presentation on July 27, 2017

BLAKELY Value Engineering Continues March 2017
Cost reduction ideas continue to be generated by district, contractor and architect for further potential cost savings*. Confirmed design modifications that are now incorporated into Design Development documents: Shared learning corner design modifications Classroom size reduction Exterior masonry metal Window reductions Gymnasium elevation reduction Commons elevation reduction Administration space compression Reorientation of gymnasium Reconfiguration of restrooms and office at gymnasium Fire lane width reduction 20 ft. – 12 ft. Retention vault size reduction *Actual cost savings will be established at 100% Design Development Actual cost savings will be established at 100% Design Development Presentation on July 27, 2017

General Fund impact (increased energy cost)
BLAKELY Budget Balance Strategies Considerations to potentially align budget to February Schematic Design cost estimate: Description Low High Ed Spec impact Minimize overhangs $TBD No Skylight reductions $85,000 $94,000 Yes Central spine conversion from interior to exterior space $300,000 $450,000 ? Removal of commons $675,000 $930,000 Eliminate geo-thermal well field $350,000 $410,00 General Fund impact (increased energy cost)

BLAKELY Board Meeting July 27, 2017
Confirmed and reconciled Design Development (DD) cost estimate Cost estimate for Schematic Design (SD) budget alignment strategy Possible options for moving forward: Design Development cost estimate and design – action required Depending on DD cost estimate the board will decide to approve or not to approve Align budget with Schematic Design cost estimate If the DD cost estimate is more than what the board is willing to approve what would the “budget alignment strategies” look like? Project on pause If the board decides not to move forward with the project what are the implications? Risks? Costs?
