We’ve annualized the 2017 volume at 826 sales, but sales in 2017 will likely not reach that number given that Bonita’s seasonality means more front-end of the year sales. A positive sign is that sellers appear to have recognized the shift and adjusted their pricing. When we last visited Bonita Springs in our September 2015 snapshot, the median listing price stood at $548,995. That median has now dropped 9% to $499,999. That’s actually a really good sign and has also helped to reduce the median DOM for active listings since that time. There’s nothing worse in a stabilizing market than a pool of sellers that refuse to acknowledge the shift. Bonita does not appear to have that problem. What’s next for Bonita? While Bonita is mostly known for master-planned communities, watch for the downtown redevelopment projects along Old 41 to spur infill growth, mixed-use projects, and a renewed sense of identity for the original heart of Bonita Springs. QUICK STATS more than 100 sales of single-family homes per month. And the late summer months often see only sales. But if you smooth out the seasonal waves, a clearer trend is starting to emerge. Stability. Bonita Springs is unique in that while most of Southwest Florida saw their lowest price point in 2010, Bonita’s bottom came in Buyers recognized the value and responded, boosting sales volume to its peak in 2014 with 843 homes sold. But since 2015, both the median sales price and sales volume have been relatively flat. Among the hottest markets from 2012 through 2015 is also one of Southwest Florida’s most seasonal, Bonita Springs.
