The CABA Intelligent Buildings Council works to strengthen the large building automation industry through innovative technology-driven research projects. The Council was established in 2001 by CABA to specifically review opportunities, take strategic action and monitor initiatives that relate to integrated systems and automation in the large building sector. This research would address the theory and application of technical design in Intelligent High-Performance Buildings from the perspective of architects, building engineers, designers, OEM hardware/software providers, service providers and facility managers. Topics that may be covered include: automated lighting and shading, system integration, HVAC configurations, real-time controls, comfort and productivity, security and access control.

The HOT topic in the building industry today is the Internet of Things (IoT) and Smart Buildings. Today’s younger work force is expecting high tech solutions and many corporate and commercial owners are asking about the impact of IoT for buildings.
There are vendors specialize in IoT solutions, but unfortunately, many of the architects and engineers who design buildings have limited knowledge and experience with IoT technology and capabilities. Design professionals use the drawing details and specifications they have been using for years, because that’s what they know.
This needs to change for not only for new buildings, but also for retrofits and upgrades to existing buildings.

17. Current Issue
Internet of Things (IoT) is creating more and more connected devices in buildings.
Occupants of buildings are more connected.
Building systems are more advanced and require more integration.
Building system vendors are selling advanced systems to owners but they may not be integrated.
Traditional architects may not be knowledgeable about newer building technologies.
Most engineers have trouble with ATC specifications, let alone building networks and intelligent buildings.
Contractors are very slow to change and tend to do things the way they have always done.
Old CSI format (1995) Division 01 through Division 16 did not address system integration.

18. A Better Way to Address Intelligent Buildings
Need to educate owners and architects about IoT technologies first – so that they understand what is needed and why
There are huge benefits to a “connected” building
Short cuts never maximize the opportunity; don’t let vendors direct the design
Educate contractors on the value of integrated systems
There is a greater need for coordination and change in bidding, budgeting, and management
New CSI format (2004) Division 01 through Division 33. We have developed a Division 25 which addresses the Integrated Automation Systems (IAS).
The design team should hire a System Integrator to lead the IAS design and coordination.
The contractor should have a System Integration contractor responsible for the IAS scope of work.
