INTRODUCTION First homeowners 1999 – now helped over 1,200
HOLD can provide the ‘right’ housing in terms of environment, location and the physical building Not right for everybody – it’s just one of a range of options that includes renting, supported living, res care etc. Housing option that provides choice, independence, and long-term security Part buy and part rent their home so that it’s safe, secure and sustainable PWLD, Autistic Spectrum & CB are able to remain in their home if and when their care and support needs change

WHAT IS HOLD? Home Ownership for people with Long-term Disabilities (HOLD) HOLD is a proven government approved affordable home ownership model Shared Ownership with a Housing Association - Ordinary house in an ordinary street purchased by Housing Association then sold to buyer on part buy / part rent basis OR - Traditional shared ownership property built by Housing Association then sold to buyer on part buy / part rent basis

WHO’S IT FOR? - CRITERIA Over 18 years old, clean credit and no debts
DLA High or Middle rate care (or PIP equivalent) ESA support group Mental capacity or Deputyship Have deposit and fees of £17,000 approx. Able to contribute to their housing costs of c.£130 per month Have suitable care and support

HOW IT WORKS £100,000 maximum mortgage – 25yrs or longer
Interest only mortgage, repaid from sale of property Protected from interest rate increases Limited lenders - 3 Can take months to buy a house so not for people in crisis (sort out crisis and use HOLD as the long term solution) Not easy – but we support buyers (&circle of support) through the process

WHY FAMILIES/BUYERS LIKE HOLD
Extra bedroom/s allowed - NO “bedroom tax” Exempt from Local Housing Allowance Cap - this is homeownership NOT supported housing or private renting Choose type of property, and where it is through an estate agent - we don’t have a list of properties Some people prefer to live alone (with care & support) Over 80% of buyers still in chosen property since 1999
