10 PROGRAM 52 GUEST ROOMS AND SUITES 50 +- SEAT RESTAURANT WITH OUTDOOR TERRACE CAFÉ / BAR 1800 SF ART GALLERY PARKING SPACES USE CONCEPT Provide a self sustaining focus for the South Water Street river side park. The building will be an extension of the sculpture park experience through the extensive use of art in the building. The presence of the hotel will be a strong partner to help provide public safety in the area. The hotel will provide a destination or magnet at the end of the new pedestrian bridge. Hotel can support, manage, coordinate and expand park funtions. We hope to sponsor with the city art and craft fairs, kayak rentals and various exhibits. By providing a stable in park use the hotel will ensure continued support for the many park activities. The hotel and restaurant will add a strong use to attract east side and other in town residents to the riverfront. A place to enjoy the sunset over a cup of cappuccino.

22 ARCHITECTURAL CONCEPT
ARCHITECTURAL CONCEPT Hotel will have a strong street side presence via art gallery, café and restaurant. Extensive use of brick to harmonize with existing buildings in the area. Step back from the river to open up space at the boardwalk and river. Many hotel rooms will have open terraces to take advantage of the river view and view of down town.

23 THE RIVER VIEW GALLERY PROPOSAL CONCEPT AND OVERVIEW
The art gallery in the hotel will act as an extension of the sculpture park adjacent to the site thus creating a unified arts experience. The hotel will also act as a part of the public park space being proposed on each side of the river in providing a USE, café, restaurant, bar and gallery, to attract users to the parks. Our proposed Art Gallery will feature artwork from local artists with studio space in Rhode Island, RISD faculty, alumni and students. It is our intent to exhibit art in our public space from local artists.

24 WATERS EDGE RESTURANT From the unique interior design and décor, city and water views, to the well-executed menu, it is sure to be one of the finest dining establishments in the city. Water’s Edge Restaurant will accommodate special gatherings such as corporate events, graduation dinners, or special wedding parties with seating of up to 50+ guests indoors or on our outdoor patio.

25 THE MARKET The River View Hotel will be modeled after our Cambridge properties offering accommodations and services to the educational and tech companies in the area. Our Cambridge properties include, The Kendall Hotel, a 77 room boutique hotel located in Kendall Square surrounded by the country’s leading Biotech and tech companies and is situated on the MIT campus. Also, The Mary Prentiss Inn, a 20-room B&B has close proximity to Harvard University and Lesley University. Both properties have the same type of exposure to education, the arts and research and development markets that the South Water Street site will afford. We are highly experienced in servicing this market. The Providence Innovation and Design District will have a similar profile as Kendall Square and Harvard Square in Cambridge. We will work closely with Brown University, Johnson and Wales University and RISD to accommodate the needs of their visitors as our source for patrons.
