2 The requirements in the context of sustainable construction
According to Hájek, the sustainable development in the construction will be shortly influenced by the following general requirements: reducing the overall complexity of buildings, reducing the material complexity of buildings, environmental protection, recycling of construction materials, higher level of construction industrialization.

3 The wooden buildings as modern methods of construction
Modern methods of construction consist of traditional materials combined with innovative manufacturing processes and prefabrication. The results are more and better quality buildings in less time. Prefab wood construction presents a key modern method of construction. Prefab wood construction is called the off-site technology. Prefab wood construction are an environmentally friendly construction. Prefab wood construction consists of panels - wall panels and roof panels. Elements of wood prefab construction are produced in factory. Finished elements are transported to site and assembled. Benefits of Prefab wood construction are: Faster construction time Better quality products Health and safety benefits Environmental benefits Reduced waste Reduced costs

4 The selection of usage parameters of wooden buildings
To select the usage parameters, several assessment systems respectively standardized systems as STN EN 15978, , , LEED, BREEAM, DGNB and SBTooL were applied. The systems assess buildings sustainability comprehensively from designing and construction point of view table. In the further research, these parameters are incorporated into socio-economic exploration. The exploration is aimed at investigating the extent of declared usage parameters meeting in case of using phase of assembled wooden buildings. 5 Research materials and methodology
The research methodology is based on the socio-economic survey. The research subject is represented by already lived in wooden family houses and the matter of the survey consists in residents’ feelings in the context of the level of meeting the initially declared usage parameters. The results should confirm or refute the initially declared parameters of wooden buildings from selected sustainability criteria point of view. The socio-economic survey was conducted by questionnaire and quantitative methods of evaluation (in the form of multiple choices or scaling) as well as qualitative methods (through open responses by personal contact with respondents) were used. The questionnaire contains more than 50 questions divided into five parts: information on respondent, the origin of references on wooden building, data on the building, selected parameters of customer efficiency in the context of building sustainability, advantages/ disadvantages – resume of respondent experiences. Answers to questions combined methods of choice, scaling and open responses.

6 The evaluation of the survey
Up to now, more than thirty wooden buildings were explored through the mentioned survey. The sample largely consisted of panel construction system. In the paper are presented the results from 25 wood-based family houses represented by panel construction system. Due to the large extent of data collected through questionnaire, only selected parts of the survey results are evaluated and discussed in the paper. The presented parts of the survey are focused on subjective assessment of lived-in wooden houses conducted by their residents. The assessment is aimed at environmental and social parameters of these houses sustainability. On the basis of user efficiency criterion, the results should confirm or refute the declared parameters of the wooden houses, especially the selected parameters of the houses sustainability. In evaluation, the method of weighted average was used. The method uses the response rate and the distribution of respondents opinions to confirmation (+) or confutation (-) of declared benefits of the wooden buildings.

7 The evaluation of the survey
The mean of each parameter represents the user-efficiency criterion, i.e. resulting rate of sustainability requirements satisfying in lived-in wooden houses. The values (+) confirm the parameter completion from the building user side and the values (-) confute the completion of initially declared parameters. 8 Conclusions Based on the survey of users satisfaction and weight assessment of the user-efficiency can be concluded that selected user parameters have confirmed the clear efficiency of the wooden buildings from all parameters point of view. Even in confirmation of sustainability parameters performance, the applied method of evaluation revealed “the weaknesses” of the wooden buildings. It is the thermal comfort in summertime and acoustic comfort of the building. The results of the survey could draw designers’ attention to improve the given parameters in further designs of sustainable wooden buildings.
