Owner Discussion A-Frame Roof Repairs December 8, 2015

2 A-Frame Roof Repairs The Association has noted several units in need of repairs to the A-frame roof, resulting from a construction defect. In order to determine the extent of the repairs the siding must be removed. Once this inspection is completed a detailed estimate can be provided. These repairs are necessary and have been classified as repairs to Limited Common Elements or repairs to a part of your Unit. The Declaration of Condominium requires the Homeowner Association assess your unit for the expense. The language that outlines this requirement can be found in Section 7.2 of the Homeowner Association Declaration of Condominium.

3 Units in need of repair The next slide is an overall view of each building on the property. The repairs will be done in the order of urgency, as documented by the vendor. Some units were noted at inspection as “need attention”. Others received a star rating from 1-3. The unit with three stars will be completed first. Once this is done, the units with two stars, and then units with one star. After all urgent repairs are made, the Association will begin to focus on the other units that need attention.

5 Completing repairs The Association would like to begin completing the repairs immediately. An official letter will be sent to each owner before repairs begin. This will serve notification the Association has identified the repairs. The vendor will contact the owner and/or tenant to schedule a convenient time to complete the repairs. Both upstairs and downstairs units will be effected by these repairs.

7 Who pays for the repairs?
The final charges for the repairs will be assessed to your account. Upon completion, you will receive a copy of the invoice provided by the vendor to the HOA for the necessary repairs. A detailed description of the work completed will also be provided. We will forward a current statement of your account reflecting any damage assessments charged to your account upon completion. Payment for this damage assessment should be made within 90 days to avoid late charges. The downstairs and upstairs unit will share the cost for the repairs. The cost will be split depending on how the unit benefits from the repairs. Historically, the repairs range from $1,000 - $6,000.

10 Can you use your own vendor?
No. The Association is responsible for causing the common elements to be maintained, repaired, and replaced when necessary and to assess the unit owners as necessary to recover the costs of such maintenance, repair, or replacement. The language that outlines this requirement can be found in Section 47C of the North Carolina Condominium Act. All future repairs will be completed by Jason Fox, a recommendation of Justice Home Improvements. Jason is a general contractor and has been in business since He is fully licensed and insured.
