The Bible reports mold and how to treat it
Mold is part of the kingdom of fungi
100,000 known species
Only 50 known molds are mycotoxic
Types of molds found in Colorado

4. What is Mold?
Superficial often wooly growth produced especially on damp or decaying organic matter or on living organisms
Common term for fungus (mildew)
Living organism that attacks or feeds on organic matter
Mold sporates to spread; can remain in the air for hours
Mold is everywhere on the earth
Visible fungi found in indoor environments
Referenced in the bible – Leviticus, Chapter 14, Verse 41 – 44

5. Favorable Conditions For Indoor Mold Growth
Constant moisture lasting longer than 24 hours (24 – 72 hrs )
Available nutrients
Poor circulation of air – slows down drying
Spores + Water + Time = Mold 5

6. Requirements For Mold Growth
Organic Matter + Oxygen + Liquid Water
Relative humidity above 65% is conducive to mold growth
Temperature in excess of 65 degrees F is conducive to mold growth
In many cases, the lack of ambient light

9. Standard of Care at The Classical Academy
Environmental Testing Company uses a conservative approach to assessment and remediation protocols:
Trigger point is 2 times the control; current industry standard is 3 times
Zero tolerance of Stachybotrys and Chaetomium molds
Building materials must be at or below 17% moisture content 9

10. Deliver a Protocol for the remediation of all affected buildings
Background
The Classical Academy selected Environmental Testing Company (ETC) on November 26th to provide the services necessary to prepare an Environmental Assessment of the East Campus buildings.
Goals
Provide Classical Academy management with a situation report describing existing conditions
Deliver an integrated view of each building on the campus (excluding the gym)
Deliver a Protocol for the remediation of all affected buildings
Interface with other members of the remediation and restoration team
Conduct Final Inspections and Testing to confirm classrooms have been cleaned according to the Protocol
Provide management with on-going consulting and support regarding environmental issues 10

11. What Has Been Done So Far
Every classroom has had a completed exterior visual inspection
The crawlspace in every classroom has been inspected
The interior of each classroom has been inspected
Every classroom has had air sampling for mold
All this data has been compiled and assessed
A contractor team has been assembled
A Project Plan is being developed and will be completed next week

12. Assessment Guidelines
Very conservative guidelines -- safety of children, staff and volunteers highest priority
Guidelines for Mold Assessment –
Remediation necessary if any one of these factors is present:
- Total Spore count above 1,300/m3
- Hyphal fragments present
- Chaetomium and/or Stachybotrys present
3. Identification, removal and cleaning of all areas affected by mouse debris

13. Summary of Findings
Each crawlspace has a moisture and mold issue that must be repaired
Some buildings have compromised moisture barriers and insulation
and all need aprons replaced

5. Existing drainage is a major cause of the moisture and mold issues
6. Moisture problems drive mold issues. Water intrusion beginning to manifest
itself now, quick action will prevent escalation

15. Recommendations For Each Classroom:
Mouse Corrective program begins
A “negative air” system will be installed to draw air out of each building through the crawl space
Water and moisture management (drainage and negative air system)
Each building apron will be replaced
During apron replacement, mouse deterrents will be included
All compromised moisture barriers and insulation under the buildings will be replaced or repaired

16. Recommendations For Each Classroom (continued):
All drywall will be cut at the bottom to do visual inspection for mold and mice debris
Any visual mold or mouse debris will be remediated
Any classrooms that need to be remediated will have all the contents removed
Each classroom will be wiped down before contents are replaced
All carpets will be replace with linoleum flooring
Once the remediation is completed, Environmental Testing Company will retest every classroom to ensure that the mold and mice issues were resolved properly and according to the Protocol.

17. Remediation and Repair Plan
Phase 1: Dec 3 – Dec 16
Meeting of Project Team and Project Coordinator
Begin mouse corrective program. Traps and flood cuts in each closed building. Remediate areas with contamination.
The crawlspace for each closed building will have negative air system installed.
The classrooms that have been closed will be emptied of materials. They will be moved to temporary storage outside. Large items will be wiped and left in place.
Mold Remediation will be completed in these classrooms first.
Restoration of affected classrooms.
All materials, equipment and crews will be assembled prior to Phase 2 - Dec 17th.

18. Remediation and Repair Plan
Phase 1 – Dec 3rd – Dec 16
NOTE: Classrooms with very low mold sampling results and small patches of visible mold will be treated and reopened. The process for these rooms will be:
Treat the affected areas with SERUM 1000 (18% Hydrogen Peroxide, (this is a GREEN product and has no VOCs)
HEPA Vacuum area
Seal with plastic containment
Install Air Scrubber (HEPA) unit in classroom during Phase 1

19. Remediation and Repair Plan
Phase 2 – Dec 17th to Jan 3rd
Install main drainage line
Begin to empty buildings
Dry out building, sub-floors and crawlspaces
Begin digging drain trenches around each building
Remove aprons around buildings
Remediate mold in crawlspaces
Repair and /or replace insulation, moisture barriers and subfloors as required in crawlspaces
Final testing for each classroom as completed
Replace aprons and ensure mouse deterrents installed
Restoration of buildings
