Track Record Leverage partner’s track record, your track record at another firm, or deal-by- deal track record. Consider independent sponsor model or hybrid model, also consider just getting deals done and exited with your own capital (33 deals in UK example). If you don’t have a track record, then don’t start a fund, the experience is too painful without one.

Address the Elephant(s)
Know the investors questions and fears and address them out of the gates. Prepare well-researched case studies, examples, and mitigation strategies for those possible weak areas.

Get Seeded Seed Funds (formal or one-off)
JV with a capital raising partner of some type whether it is a third party marketer, or a multi-family office, or former fund manager with investor contacts. Co-GP investment or reduced fee incentives for founders class of investors.

Formalized Business Setup
Real office space they can visit and see your team and strategy in motion Real full-time team members with professional headshots and bios. A full advisory board with a diverse range of expertise represented in areas of investor relations, investment expertise, deal flow, or political/regulatory navigation. Professional website, complete materials on your strategy, and properly setup back office, accounting/administration, legal, etc.

Wow Factor If you don’t genuinely wow people with how unique you are, the investment opportunities you uncover, etc. you don’t stand a chance of raising a lot of capital. In a single sentence and no more you have to be able to summarize what you do in a way that comes off clean/crisp, unique, and genuinely valuable. Can’t be too creative, could be your fee structure, your investment focus, your team, your strategy, or the sandbox you have defined for yourself. Without some this factor you are dead in the water past friends and family.
