Part 2 Prepared for: Our Homebuyer Meeting
For our face-to-face meeting. It will take minutes unless you have more questions. I will tell you exactly what you can expect from me and what I expect from you. You will have a very clear cut idea of the entire home buying process from soup to nuts. All of your questions will be answered so that by the time we are finished, you will know exactly what to expect through the entire process.

Making an Offer Once you have found the home you wish to purchase, we will help you determine value so you know how much to offer for the home. It is important to remember that the more competition there is for the home, the higher the offer should be– sometimes even exceeding the asking price. Remember, be realistic. Make an offer that can be accepted, not rejected. Once we prepare your Purchase Agreement, we will present to the seller with his agent present. The Seller can accept, reject or counter our offer by making changes that will be subject to your approval. Once an offer has been successfully negotiated and executed by both parties, escrow will be opened and your Earnest money deposit check will be placed into the escrow account, along with all documents in the Purchase Agreement. There, it will be held in trust.

Escrow Earnest Money — When an offer is made, we will ask you for an earnest money check. If the offer is accepted, your check will be cashed and held in trust by the title company. Escrow and Initial Title Check — Upon acceptance of the offer signed by both parties, an escrow will be opened with a Local Title Company. They will begin handling many of the details outlined in the Purchase Agreement. Disclosures, Inspections, and Contingencies —We will work with you to arrange and order all of the necessary inspections. We will review and explain all inspections on the home. We will work to remove each contingency only when you fully understand what each of them means to you. Homeowner’s Insurance — It’s your responsibility to obtain homeowner’s insurance. Lenders require proof of homeowner’s insurance before they approve your loan.

More on Escrow Appraisal of Property — The lender will arrange for the property to be appraised. We will monitor this process for you. Loan Approval — Once all of the necessary steps are completed and your loan has been approved, they will notify the Title Company so they prepare necessary documents. Cashier’s Check — In preparation for the closing appointment, you’ll need to obtain a cashier’s check or wire transfer for the amount of money due upon closing. Pre Closing Appointment — Prior to closing the escrow, we will meet at the title company where you will sign all of the necessary title and loan papers in preparation to close escrow. Final Steps — Once you “sign-off”, all of the proper documents will be recorded and escrow will close. We will hand you the keys to your new home.

WHAT IS A REAL ESTATE “CLOSING”?
A “closing” is where we will meet at the escrow company for the purposes of signing the final escrow instructions, any loan documents, estimate of funds needed to close escrow. There should be no surprises for you because before this meeting, I will have received and reviewed, on your behalf, every document prior to your signing. At closing, you will be required to pay all fees and closing costs in the form of “guaranteed funds”, such as a Cashier’s Check. The escrow officer will notify you of the exact amount prior to the closing. IN SOME CASES THE LENDER MAY REQUIRE AN IMPOUND ACCOUNT… If this is a requirement by your lender, we will already be aware of all of the details long before we prepare to close escrow.

Condition Yard Signs/Open Houses A yard sign or open house can let you know a home is available, but I can help you know if it’s worthwhile. I can arrange private showings of homes displaying an “Open House” or “For Sale” yard sign. When visiting an open house on your own, give the salesperson your “OPEN HOUSE GUEST PASS” and tell them that I represent you. Homes you see advertised The properties you see in newspapers and online are available right here. You can ask me about any properties that are advertised, no matter who the broker is. I will provide you detailed information including price, address, amenities… so you can determine if it is of interest to you.
