4 Core Value and History Town Mission Statement:
“Davidson’s historic mix of people in all income levels is fundamental to our community, so town government will encourage opportunities and services that allow people of all means to live and work here.” Affordable Housing Program adopted in Requires developers to build homes at different price points for LMI wage earning households. Affordable homes in 8 different neighborhoods (73) Bailey Springs was one of the first approved

DPO requires that the developer set aside 12.5% of homes as affordable 24 homes Land donation permitted at the time Bailey Springs master plan was approved Developer donated land with infrastructure for 8 bungalows (24 rental apartments) Master plan, neighborhood restrictive covenants, property signage, and a neighborhood meeting

6 Current Plan Single family (no rental, owner occupancy required)
Quality builder with a lot of experience Design, quality and workmanship will be the same as larger and more expensive homes that JCB Urban has built 15 homes priced between $155K- $175K

7 Current Plan Buyers must be certified by DHC or Habitat, income qualified and participate in a homebuyers class Main occupation of buyers- teachers (but also health care, police, firefighter, starter bank positions, paralegal, administrative assistant, etc.) Qualifying incomes are between 50% and 120% of the area median income (based on family of 4): $33,500- $80,400

8 Where are we now? Met with HOA representatives early on to present 2 plans Heard concerns and made changes (JCB will cover) Parking, storage, fencing, separation from Bradford Rd, HOA rules Parking- no garages, on street 50+ spaces on Stonebriar Ridge Road, 19 on Bradford Park Drive

9 Concerns/Changes Storage- made storage room on the back of each home larger Bradford Park Drive- created a landscape buffer HOA rules and enforcement- 2 scenarios Separate from HOA, but same rules, with small fee for management Part of HOA, with reduced dues Ongoing discussion with HOA reps, Provident Development, and Builder (Jim Burbank)

10 Concerns/Changes Fence around back of property to provide a screen for homes and yards Consider issuing parking permits for residential parking to prevent student parking
