Quiet/Private Areas Sleeping Area Bathroom

Sleeping Area: Bedroom
Usually about 1/3 of the house is dedicated to the sleeping area.

Sleeping area Normally the sleeping area is in a quiet part of the house.

Bedrooms Houses are usually categorized as one, two, three, or four bedroom homes. 1 bedroom homes are extremely hard to sell. Most bedrooms are grouped together in a certain area of the house.

Bedrooms Some plans call for splitting the master bedroom from the other bedrooms. Each bedroom should have it own hall access. Some bedrooms may have their own private baths.

Bedrooms The FHA recommends that a small bedroom be at least 100 square feet not including the closet. An average size bedroom contains between 125 and 175 square feet. A large bedroom is one that is larger than 175 square feet. Each bedroom must have a closet. FHA recommends 4’ of closet space for a man and 6’ for a woman.

Bedrooms All bedrooms have to have at least 1 window.
Ideal bedrooms will have at least 2 windows.

Bathrooms!

Bathrooms Modern homes today have larger, more pleasant, and functional baths than before. Bathrooms should be located near the bedrooms. Two story homes should have a bath on every level.

Half Bath A half bath is one that does not have all three major fixtures. It only has a water closet and a lavatory.

¾ Bath A ¾ bath is one that has a lavatory, water closet, and a shower.

Full bath Is made up of a water closet, lavatory, and a tub/shower.

Toilets Water Closets should be positioned so they are not visible from another room in the house. How tall should your toilet be?

Bathroom Decor The décor of a well planned bath will provide for easy cleaning, resistance to moisture, and a pleasing atmosphere.

Bathrooms Code says that all baths must have a GFI
All baths must have a fan or a window. Electrical switches should be placed so they cannot be reached from the tub.

Drawing Baths Bathroom walls are 6” thick, so that it is easier to install sewer drains and pipes
