February 2014 MLS Sales Statistics
The February 2014 MLS statistics will be released on Tuesday morning, and here are some quick takeaways: February was the 33rd straight month of positive home sales, with single-family sales up 8.3 percent versus one year earlier. Contracts closed on 4,765 homes, holding inventory levels at a 2.6- month supply – unchanged from December, but down from the 3.6- month supply recorded in February 2013. Prices rose to the highest levels for a February: the single-family home median price reached $181,500 while the average price was $247,534. National Home Builders Face Challenges
A gauge of confidence among home builders ticked up in March, but remained close to the lowest level since May and signaled that builders, are generally pessimistic about sales trends, according to data released Monday. The National Association of Home Builders (NAHB)/Wells Fargo housing- market index rose one point to 47 this month. NAHB Chairman Kevin Kelly says builders continued to be affected by poor weather and difficulties in finding lots and labor. March is the second consecutive month that the index has been below a key reading of 50 (readings under 50 signal that builders, generally, are pessimistic). Economists polled by MarketWatch had expected March's reading to climb to 50 after plunging in February to 46. The builder-confidence gauge peaked at 58 last August, which was the highest level since 2005.

Weekly HAR Market Stat More daylight should help bring more hours of activity to the housing market. As the spring market dawns, sellers may see prices rise further and more homes should find their way to market. As long as the economy continues to pick up steam and mortgages remain low, previously underwater sellers and eager buyers should find opportunities to talk business.
