Established nexus between Future Land Use, Transportation and Economic Development Established nexus between competitive sites, workforce and targeted industry Analyzed and inventoried sites to determine countywide (including municipalities) potential office and industrial development Developed GIS database of Competitive Sites that can drive job creation and private investment in the County Developed incentives to induce property owners to hold for office/industrial development Next Step is to market Competitive Sites through EDC and private real estate community

Redevelopment Overview
Focus on the distressed areas of our commercial office/ industrial / manufacturing buildings and built environment in need of restoration or revitalization Defined program strategy that will engage private capital and stabilize/grow tax base Collaborative synergy with transportation improvements and other infrastructure Emphasized BOCC message that we are committed to addressing formerly developed areas that are in need of reinvestment

Redevelopment Pilot Area Selection Criteria
Defined as any census block group that meets HUD’s low to moderate income criteria and is located inside the Urban Service Area boundary Focused on office and industrial job creation redevelopment opportunities (not retail/not residential) Focused on sites in which the land values are at least 50% of the total just value or greater Primarily requires a private sector partner to engage in the redevelopment activity (not solely a public sector effort)

Expedited Site Development Construction Plan Review Program Not to exceed 10 working days Permit / Impact Fee Waiver Program 50% of total fees up to $50,000 Mobility Fee Offset Incentive Program 75% of fees assessed; 100% if targeted industry

Marketing Efforts Leveraging Partners
EDD is working with the Tampa Hillsborough EDC to inventory and market sites through national, regional and local entities such as Florida Office of Economic Opportunity, Enterprise Florida, NAIOP, FGCAR, etc. Dissemination of information will be through web-based map platform which link the visitor to the GIS section where they can search for competitive sites Develop and distribute a Competitive Sites overview piece that can be used in conversations with site selectors, prospects and other key decision makers Incorporate Competitive Sites briefs, stories, blurbs, etc. into normal e-news, informational updates, on the website, etc.
