1 Rules and Regulations Noise and other Disturbance Decorations & Signs
Town home living and sharing common property involves the simple concept of mutual respect. If each homeowner respects each other owner's right to peaceful enjoyment of the common property, then all will benefit from living in this beautiful property and location. To help ensure mutual enjoyment, the Charter and Bylaws of Rose Hill Town Home Association prohibit certain intrusive behaviors and authorize the Association's Board of Directors to establish supplemental rules and penalties for persistent infractions. These documents also provide for the Association to implement firm enforcement and collection measures, If needed. Accordingly, the Board has specified the following Rules and Regulations. This is a partial list of the most obvious infractions and it is superseded by the Association's Charter and Bylaws. Please consult these documents for more information. Pets Home-owners may not possess more than two cats or dogs or a combination of them. Pets must be on a leash and under owner control at all times (also a City of Lauderdale ordinance.) Owners must immediately pick up their pet's waste and dispose of it in a sanitary manner. Noise and other Disturbance • Home owners and/or their guests may not make loud noises or create audible disturbances that interfere with the quiet enjoyment of others. This prohibition applies to music. parties, autos, wind chimes, hobbies, fireworks, etc. Alterations to the Property • Home owners may not alter or attach anything to the exterior surfaces of buildings (one flag holder excepted.) This prohibition applies to plant hangers, bird houses/feeders, lights, etc. • Special rules apply to antennas. Contact the Management Company for more information. Landscaping, Gardening, and Signs • Home owners may not alter Association installed trees, grass, shrubs, fence. or other landscaping. • Gardens are allowed only on decks, patios, and in the area between the entry door and the front surface of the garage. Only decorative plants (not vegetables) in containers of 2' or less are allowed in front of the garage. • Garden decorations such as statues, sculptures, plant stands, furniture, flags, etc., are not allowed in front of the entry fence. • Signs of all kinds visible from the street (except one "for sale" sign) are not permitted. Decorations & Signs • No decorations (except temporary holiday decorations removed within 2 weeks) are allowed in front of the entry fences. Parking • Autos may not be parked in the east Guest Parking Lot overnight. Violator autos will be ticketed and removed at owner expense. Trash Removal • Trash must be in heavy duty plastic bags or containers. Trash may not be placed outside for removal more than 18 hours before the scheduled pickup. Penalties Homeowners violating these Rules will receive a Notice of Correction for the first infraction specifying a date for correction. If the infraction is not corrected by the date specified, a fine of $5 per day will be assessed against the home owner's account and/or the Association will correct the infraction and will bill the offender for costs plus collection expenses and penalties.

Rose Hill Town Home Association Rose Hill Town Home Association is a member owned corporation established in 1986 to operate and maintain the common areas of the 42 town homes located on Rose Hill Circle. All home owners are Association members as part of their property purchase agreement and agree to abide by the corporation Charter and Bylaws. Under provisions of these documents, a resident-elected Board of Directors is responsible for developing governing rules and procedures, setting the annual budget, scheduling maintenance and repair of the common property, and implementing plans to protect the property. Board members are elected from among the general membership at the Association's annual meeting in January of each year.
