ADAPTIVE USE: A GUIDE TOWARDS SUSTIANABLE REGENERATION
CASE STUDIES ABSTRACT Sprawling development continues to be the common method of creating a built environment that facilitates the growing proportion of people living in urban settings. Inadvertently, this brings forth many social, economic, and environmental adversities that cause for a redirection of development. Adaptive use is an architectural conservation strategy takes an existing building and rehabilitates it so that it can serve a new use. The rehabilitation process improves the performance of an existing building while suppressing many of the negative effects associated with sprawling development and new construction. The purpose of this report is to draw upon successful adaptive use practices to create an outline of methods can be applied to future projects of a similar nature. UNION STATION Photo credit: St. Louis Union Station website SAN ANTONIO MUSEUM OF ART Photo credit: San Antonio Museum of Art Originally built in 1905 for Lone Star Brewery before Prohibition period Successfully retrofitted into art gallery by manipulating natural light manipulation Has seen multiple expansion since purchased by Downtown regeneration without displacing existing community or buildings Accessible through San Antonio Riverwalk METHODOLOGY The primary intention of this report is to provide guidelines that outline a successful adaptive use project. To achieve this, the report will use qualitatively analyze case studies to effectively triangulate methods of sustainable adaptive use practices. The methods and point of interest in a project specified are to be implemented in future architectural retrofit projects. Proving that planning a successful retrofit project requires thoughtful implementation through the initial phases of a rehabilitation project up through the serviceable years of the building. This report intends to make the case that adaptive use is an appropriate method of development in response to the issues associated with current development paradigms. Originally built in 1894 and functioned as a train station until 1878 Successfully introduced a hotel and shopping center in headhouse Rehabilitated ornamentation by associate of Louis Sullivan Shed Structure has been rehabilitated and is an extension of shopping center STEEL HOUSE LOFT AMBLER BOILER HOUSE Originally built in 1913 as steel and iron manufacturing plant Celebrates history of building by preserving industrial fixtures Retrofitted into 67 residential condominiums and a restaurant Located in vibrant downtown San Antonio, TX Photo credit: Heckendorn Shiles Architects Photo credit: Heckendorn Shiles Architects 42,000 square foot, three-story building was built originally built in 1887 to power an asbestos factory Remediated brownfield through introducing outdoor green spaces Retrofitted into high-performance office space LEED Platinum Plan to redevelop neighborhood Transit-Oriented Development CONCLUSION Successful adaptive use project is that they are sensitive the set of goals an individual project is attempting to fulfill. These sort of projects can significantly reduce the adversities onto our communities in the following ways. Retrofitting a building to take on a new function still provides the opportunity for economic stimulation and more specifically that of the immediate community ALEXIS CARDENAS MENTOR: NADAR V CHALFOUN INSTRUCTOR JOSEPH E ILUIANO
