New Labour Numerous programmes targeted at most deprived areas and backed with significant capital investment Coalition No overall regeneration strategy Emphasis instead on localism and promoting economic growth Conservatives New approach. Will support housing-led regeneration with loan funding

5 CIH thinks We welcome the renewed focus on regeneration
Housing-led regeneration remains a good investment It is positive that housing is ‘front and centre’ in government’s approach We agree that it is often possible to deliver more homes through ‘densification’ But schemes must also involve and benefit the existing community We agree that regeneration can be delivered using a mix of public and private funding But current loan fund is insufficient and grant funding is also needed in some areas

6 Challenges for practitioners
Getting schemes off the ground: The first phase is the hardest to deliver Nothing happens without effective local leadership and housing organisations are well placed to provide this Local context is everything. An understanding of the local community is vital It is likely a ‘package’ of funding from different sources will be needed
