New Condo Projects Aloha Kai Tower, 401 Atkinson…60-yr old YMCA sold the rear lot to MB Acquisitions. MB to build a 128-unit condo in exchange for renovated YMCA facility. YMCA to include 3-story, 30,000 s.f. bldg. with health & fitness center, pool, etc. Requires zoning change (DPP) from A-2 (up to 150 ft.) to AMX-3 (high density mixed use 350-ft tower). One Ala Moana, 1555 Kapiolani Blvd…Howard Hughes Corp. working with local developers MacNaughton Group and Kobayashi Group, are building a 23-story, 206-unit condo tower on top of the Nordstrom parking garage at Ala Moana Center. To be completed in Average sales price is $1.6M ($1,170/sf.). Waihonua, 1189 Waimanu St…Alexander & Baldwin Inc. launched sales efforts last December. The 43-story 340-unit tower is located between Hawaiki and Koolani. 4, 5 & 7, Howard Hughes projects …Iconic IBM renovation for vision of urban master planned community to transform Ward Centers to Ward Village. Ossipoff deisigned (50 yrs ago) bldg. will be preserved with rehab by International design firm with local firm, Ferraro Choi—GC is Jay Kadowaki & Kobayashi Group. 1st phase of the 60-Ac. Ward Village transformation, have been approved by HCDA. #4-Pier 1 Imports site; #5-Parking lot across Ward Entertainment and #7-404 Ward (old Dixie Grill) at Ward & Halekauwila. This will be a 38-story, 424 unit affordable condo. The entire 1st phase estimated to be completed in 2016. Ward Village, “Third City” to include 22 towers in Kakaako consisting of approx.. 4,300 residential units, 1.5M retail & dining.

Developer Artspace is working with PAI Foundation to apply for low-income tax credit % of the median income requirement--$50,000 or less/year. Reserved for creative arts and performing arts people. 8. Symphony Park, 850 Kapiolani Blvd…San Diego development firm OliverMcMillan and local landowner Joe Nicolai submitted a permit application for two, 400-unit mixed use, 2 & 3 bedrooms tower on the site Ewa of Blaisdell Center. 300 market-priced and 900 work-force affordable units. First 4 or 5 floors will be Nicolai’s exotic car dealerships— showroom & service center for Ferrari, Lamborghini, Maserati, Lotus. Obtained variance for 400-ft. bldg. $380M construction could begin by the end of Waimanu. Next to Imperial Plaza. 27-story, 190 workforce units proposed by Franco Mola. Height (current 65 to 250 ft.) & setback exemptions rejected. 10. Honolulu Advertiser, 605 Kapiolani Blvd…Main HNA bldg.. has been acquired by Hawaiian Dredging Construction for its headquarter. Marshall Hung group will develop the rear lot. Studio, 1 & 2 Bedms. 322 units were put on Lottery sale. 140% of median income eligible. ¾ of 635 units are work-force housing.

Six-Eighty Ala Moana Kamehameha Schools project to convert 4-story office/retail to a 54-unit rental of studio & 1 bedrooms. It will be for median income renters and must meet HCDA rental eligibility guidelines. $75,000 income cap for a family of 3. $1,600 rent for 1 bedm. Kam Schools will develop retail center in the back. 14. The Collection (Comp USA), 600 Ala Moana A&B Properties, mixed use 43- story high rise. To be built after Waihonua. High rise with 1, 2 & 3 bedms, a 4- story bldg. and 16, 3-story townhomes. Restuarants and retail shops.
