Providing not only identification of a party but providing verification of that a party understands the jural significance, subject-matter and consequences of a bargain
Registering not a bargain only but a tenancy of real estate (state-of-the-art real estate registers contain a lot of additional information (besides the bargain itself): object history, former owners information, encumbrances etc.)
