Founded in 2003 by Jay and Judi Kozlowski Over 10,000 timeshare listings have passed through the MLS since inception Over 185 industry leading Brokers and Agents are members and actively utilize the MLS on a day-to-day basis We do not allow Brokers or Agents who charge “up-front fees” to become members We will have a public site that will advertise all of Starwood’s listings All of our members will have the capability to create a link on their personal website that will link directly to the MLS, in turn giving greater exposure to Starwood’s listings. Timeshare Brokers MLS will:
Be the first response to the listing. Inform the Seller which Broker the listing is going to. Do monthly reports on what is selling or renting and not salable. Monitor the Brokers that are receiving listings to make sure the Sellers are being serviced. Service is the key to successfully listing timeshare without upfront fees. Be the go to person for questions that Brokers and Agents have concerning the Starwood program Provide continual training for the Brokers and Agents. Provide a standard contract for sales and listings for each State. Have access on the website to all condo documents that are need to sell the Starwood Vacation Ownership properties. Be the liaison between Closing Companies and Starwood to assist in making the closing and transfer smoother. This will give us happy Sellers, Buyers, Brokers, Agents, Closing Companies and Starwood employees. Be the one stop resource for Starwood Vacation Ownership, Brokers and Agents and HOA’s.

Steps to the Program Starwood Owners call, or send seller forms to Timeshare Brokers Multiple Listing Service. Timeshare Brokers Multiple Listing Service sends listing to Licensed Broker in the area that the property is located. Listings will be rotated on a regular basis depending on the number of brokers in the resort location. Broker contacts Seller and lists property or makes recommendations to Seller. Broker will advertise the property. Timeshare Brokers Multiple Listing Service will have a monthly report that will show what is listed, sold and could not be listed. The Brokers will be required to service the listing. Property is sold by listing Broker or a co-op Broker. Transaction goes to closing. Property closes and transfer happens. Starwood has an informed and happy client.

How will we create maximum exposure??

Summary A large percentage of our sales comes from referrals from other Brokers who do not sell timeshare. We have a large real estate community that we market to. Our Licensed Timeshare Brokers Association was formed to help take the word scam out of timeshare. We are working with Legislators, and the Department of Business and Professional Regulation to help them become more proactive when working with the scammers. We would work with Starwood Vacation Ownership to come up with a program that our Brokers could offer something to the resale Buyer that the upfront fee companies and postcard companies can’t offer. This should slow the $1.00 timeshares that are currently being marketed. We would work with the HOA’s to make sure their needs are being met. We have a few ideas that we feel would be beneficial to the HOA’s for renting and selling their inventory. Please remember that we are real estate Brokers. That is what sets us apart from the advertising companies, the upfront fee companies and the postcard companies.
