1 An Analysis of Project Management Practices Related to Constructability followed in Indian Construction Industry Sharmin Khan Assistant Professor, Department of Architecture, ZHCET, AMU, Aligarh, India

2 The research presented comprises of……..
Need to Study Objectives of study Methodology adopted for study Data Collection and Analysis Results and Discussion

3 Conceptual Design Stage
NEED TO STUDY….. Life Cycle of Building Conceptual Design Stage Initial stage of design Demolition Stage Useful life of building is over

4 NEED TO STUDY…. Design Construction Building Project

5 NEED TO STUDY…. Project Design & Construction process comprises of:
Conceptual Design Stage Design Development Stage Field Operations Stage

6 The Research Questions….??
Are the Architects in India practising the principles of Constructability? What is the extent to which the principle of Constructability are followed in the Indian construction industry, at Conceptual planning stage?

7 Objectives of Study…. To assess the level to which certain parameters of Constructability being followed in the Indian construction industry, at Conceptual planning stage of project. To identify the important areas of project management which are being neglected in the present scenario and which need concern and focus of project participants, at initial stage of work.

8 Methodology adopted for Study
Literature study from secondary resources. Formulation of close ended structured questionnaire. Online survey with random sampling. Data Collection and Analysis Results and Discussion # 111 Responses were received and 106 responses were used for data analysis.

9 Literature Study…. CII has defined Constructability as “the optimum use of construction knowledge and experience in planning, engineering, procurement and field operations to achieve overall project objectives”. Construction Industry Institute (CII), US Constructability is also defined as, “the ease with which the raw materials of the construction process (labour, production, equipment, tools, materials and installed equipment) can be brought together by a builder to complete the project in a timely and economic manner”.

10 Principles of Constructability
Integration, Coordination, Bidding Process, Construction driven schedule, Simplification of Design, Standardization of element, Prefabrication, Accessibility to Site, Adverse weather conditions, Specifications, Encouragement to Innovations, Past Lessons Learned Exercise & Reviews, Availability of Resources, Appraise Recycling, Waste Management, Employment of Advance Information Technology

11 Data Collection & Survey
This study was focussed on Conceptual Design Stage of Building Project These questions were related to issues like: who were the team members at initial stage of project conducting of surveys layout of site for construction efficiency preparation of design construction and procurement schedules discussion and considerations on recycling and review meeting

12 Results…..the respondents

13 Results…..the respondents

14 Results…..the team members

15 Results…..the schedules prepared

16 Results…..the RESPONSES FOR ACTIVITIES

17 conclusions….. The Contractors, Project Managers and Consultants are not very frequently involved at Conceptual design stage. The possible causes may be that their fee initiates the moment they are involved in the project. This is a major constraint in their involvement, but it results in heavy losses at a later stage in the form of rework, amendments in working drawings, delays in projects and lack of coordination among team members. A possible solution can be Design-Build projects.

18 Results…..the RESPONSES FOR ACTIVITIES
Layout of site needs special concern and it should be taken care of, so that the construction process can be carried out efficiently and smoothly. Regular review meetings are not conducted at Conceptual design stage of work, which may also lead to reworks and delays.

19 Results…..the RESPONSES FOR ACTIVITIES
Procurement Schedules are not prepared in most of the cases, which may lead to problems of delay because of non-availability of resources on time and wastage of labour. Discussion on recycling is an important component, which is still not entertained much in discussions among the project participants. The specified specifications should consider the recycled materials.

20 There is a need to: Integrate Project Managers, Consultants and Contractors at initial stage of design for better coordination. Design with a concern for increasing site efficiency and ease during execution of project. Consider recycling of building materials. Promote review meetings at initial stage of design.

21 Benefits…. Reduced delays Reduced rework Better coordination Ease of construction Controlled project cost High level of satisfaction Experience of all team members incorporated
