The Construction Process
First: let’s take a look at a typical construction process as it exists today: separated responsibilities for facets of the construction process. Disciplines are involved in a sequential order; data is transferred once a part – or a version – is completed. Data transfer: not optimal results in information fall backs or even broken information links, where data is not transferred but just reproduced! Result: coordination problems and rework costs decreased efficiency

The Building Model: 5D Concept
Time Cost Why do we at Graphisoft think we can offer a solution for construction process issues as described? Important questions during the preconstruction process: How will a changed design affect the project’s cost price? How will a selected solution affect the project’s duration? Two important questions that have to be answered multiple times during the preconstruction process, but take a lot of time to answer because of the information fallbacks. Linking cost and time information solves this issue. These two aspects cannot be linked to 2D project information, nor can they be linked to specification documents – the only logical connection point is a connection to the “Virtual Building Model” - where generated information is linked to the virtual components of which a building exists. The difficult task that we are facing is to provide a connection that doesn’t change the jobs of currently existing team members we need TOUCHPOINTS Estimators, schedulers and other team members manipulate information in very different ways. Graphisoft has solved this problem by offering separated yet integrated applications that use publish and import mechanism to release information to other team members. Virtual Construction™ Process
change design: change quantities total duration procurement status building completion productivity budget driven design materials, equipment delivery date site logistics Our goal: to support projects without loss of data when transferring information from the one role to the other is achieved by integrating tools for the specific roles in the process. This allows for direct feedback between the team members and – maybe even more important – more frequent feedback, which offers support for the iterative design approach. Going through multiple loops is made easier, less time consuming and results in better optimized design solutions. Terms in the bubbles are opportunities for taking the next step: ERP for construction. saving the decisions and experiences in recipes and related data, data mining, resulting in a company knowledge base with all the right data in place (in the correct format), a connection to resource planning and cost control can be made Virtual Building design model knowledge base, trends, classifications availability of “crews and cranes” preferred suppliers and sub contractors, payments estimated versus actual costs and man hours

By using the results of calculated cost items as input for an accounting system, they can immediately be compared with the actual cost of those specific cost items. Cost may be higher or lower than calculated – by saving this information (the “what can be learned” question), more accurate calculations can be created for the next project.
