APP SCREENING THE PURPOSE OF SCREENING AN APPLICANT IS TO ENSURE THAT WE ARE MOVING QUALIFIED PEOPLE IN THAT WILL BE RESPONSIBLE RENTERS AND GOOD NEIGHBORS JOB Ensure that the application is completely filled out – ALL areas are important to make an informed decision. Review the application before the applicant leaves to make sure you have all the info Verify current and prior rental history are filled out. Verify all addresses that reflect under address information. Pay attention to whether there is an address discrepancy. If there is, require proof of address in the form of a utility bill. Verify that the applicants qualify at 3 times the amount of the rent. Recent pay stubs and verification of source of income are needed. Verify that the length of employment meets our qualifying criteria by contacting HR department or having resident provide hire info on stubs. Make sure that all data is entered accurately into Onesite the first time so that the score you get back is accurate. If file is incomplete, a decision cannot be made. Once file is complete, make the decision that is in the owner’s best interest. Do they fully qualify? Are they responsible renters and potentially good neighbors?
