Commercial Office Building

Purpose The purpose of my project is to utilize everything I have learned in the Construction Engineering Technology Program to design and develop an office building from the ground up. This will include construction plans and drawings and will progress into a fully completed project that mimics the real-world phases of construction. These plans will be supplemented with engineering calculations, industrial design techniques, and will demonstrate an overall and fundamentally acceptable understanding of the construction engineering industry expected of a new graduate.

Site Assessment The site is 56,628 sq. ft. or appx. 1.3 acres.
There is right of way access from Old Jefferson Hwy. The property is not located in a flood zone. Local commercial property values range from $47,000 per acre to $178,000 per acre. Three of the four property lines are shared with previously developed lots so Ascension Parish utility and water hookup permits should be relatively easy to obtain.

Office Building This is a one story office building
The building is 4720 sq. ft. The buildings foundation is a concrete slab and the frame will be 2x4 steel stud. These preliminary drawings will be used to finalize the materials take-off list and to produce a final estimate for construction to submit in the final bid package this semester. A economic feasibility assessment has also been produced from this preliminary site plan and building drawings. I plan to perform Leadership in Energy and Environmental Design (LEED) research this semester.

Preliminary Cost Analysis/EFA
Cost of property is $106,000. Cost of construction is $80.00 per sq./ft. Total amount financed is $433,600 after a $50,000 down payment. Loan terms roughly 3% interest for 15 years. Monthly payment of $2, $5,000 per month rent Benefit/Cost $60,000/$35, = $1.67 earned for each dollar spent. *All above financing information is subject to change.

Conclusion In conclusion, the site plan and preliminary floor plan together will allow for a complete bid package to be produced and for the accurate and efficient development of a polished final project this semester. This project will of course be supplemented with all the engineering, design, and construction knowledge required of an undertaking of this magnitude. It is my goal to accurately represent what I have learned in this program over the past four years. With this foundation, I hope to provide a real-world example of a finely tuned completed project that could pass as competently executed by any professional construction company.
