Project Overview Retain Primary Employer Revitalize Golf Course & Surrounding Area 700+ Jobs 1.0 Million SF The project phasing has been planned up to four phases for a total of approximately 600,500 square feet Phase I – 259,000 square feet of manufacturing and office space; relocation of Industrial Turbomachinery Systems Phase II – 60,000 square feet office; relocation of Corporate Headquarters; Decision early 2014 Phase III – 209,000 square feet of manufacturing and office space; Woodward has not made a final decision on the division that will use this facility Phase IV – 72,000 square feet Energy Tech Center; likely to happen concurrently with Phase II Operated as a golf course since 1986 Contains the Coy/Hoffman Barn a Colorado State Register of Historic Properties in 1995, one of the first locations for farming in Fort Collins with the Hoffman family Woodward, Inc. has operated in Fort Collins since 1955 Project Development Plan approved by Planning and Zoning Board on February 21, 2013, 7-0, with no community residents in opposition There have been two project meetings in which there was substantial support from the neighbors for the project Woodward plans to close on the property in April or May of 2013

Public Improvements Improve two streets Increase open space Restore river habitat Relocate major transmission line Lincoln Ave. Lemay Avenue 31 Acre Open Space The project includes four significant site improvements which benefit the project and the community. A 31 acre parcel will be dedicated to the City to be used as a natural area. The City Natural Area Department, Stormwater utility, and Planning department have worked closely with Woodward to develop an overall design solution which, after improvements will improve the overall river habitat, allowing the river to cleanse itself during major events while simultaneously improve the overall habitat value. The project will also have an additional five acres which they will retain but it will be developed as a natural area as well. The project cost for reclamation is estimated to be $3.5Million An existing city trail along the river will be relocated further from the river and be coursed through an emergent Cottonwood forest. This will protect the important river edge for riparian species. Lincoln Avenue improvements will also be made as part of the project. These improvements will include trees, sidewalks, and additional landscaping. This roadway is identified in City Plan as a “Great Green Street” and is anticipated to be a specially improved street. The initial phase of construction It is anticipated that will all phases of the project moving ahead, there will be funding available to contribute to the ultimate cross section of the roadway. A planning effort is just kicking off and will be completed by early next year. Lemay avenue will also be completed including landscaping and sidewalks An Environmental Characterization Study has been completed and there have been no threatened or endangered species found. Additionally the anticipated enhancement will improve the entire river corridor. There are no unusual emissions from the facility and any that occur will fall within state and National Standards Noise will be buffered from facilities to minimize any impacts on surrounding residential properties. Additionally there will not be any residences within close to 1,000’ of the nearest building in the four phases.
