New Brighton Planning Commission Meeting March 20, 2007
Public Hearing: Planned Unit Development Amendment (PUD ) requested by David Bernard Builders for property located on the west side of Old Hwy 8 NW within the NWQ, also known as Long Lake Landing.

Request & Background The applicant, along with Sherman Associates, received final PUD approval in August of 2006 for the entire west side of Old Highway 8 within the NWQ. This PUD is known as Long Lake Landing. Since that time the applicants have been working on marketing efforts for several of the building products. In response to their marketing efforts, potential buyers have requested decks. In an effort to provide the amenity, the applicant has proposed a PUD amendment whereby decks can be added to the 55+ and New Urban Flat condominium buildings.

Staff Analysis The proposed amendment is minor in that the decks will not extend beyond the boundaries of the existing building and will meet the 15’-20’ build-to setback established as part of the NWQ design guidelines. The applicant has proposed a black, aluminum style railing as the decking material. Based on these factors, staff finds that the proposed deck additions honor the design principals established for this development.

Staff Recommendation Approval as requested, subject to the following: Conformance with the PUD condition noted in Resolution , and Any future changes to the PUD require review and approval of the Planning Commission.
