3 MEETING PURPOSE Educate and engage Langley citizens about housing affordability and housing diversity and how these elements are critical for a healthy and sustainable community. Discuss possible changes to the Municipal Code to increase long term rentals. Christy The focus is on the City of Langley but with reference to Island County and the GMA. Housing and housing affordability is a huge issue. Not one that is going to solved with one community meeting. There is a lot of work happening about this issue across the County. Affordability is a very relative concept and we will discuss more of this. The focus tonight is We hear personal stories all the time

Brigid Reynolds, Director of Community Planning, Catherine Reid, Island County Housing Program Coordinator Ross Chapin, Architect and Principle of Ross Chapin Architects Eli Spevak, Owner of Orange Splot LLC Brigid – speaking about Langley’s current housing situation Catherine is going to speak briefly about one end of the housing spectrum or continuum. Homeless and folks who are precariously housed and Ross is going to speak about some of the realities around development and the cost of developing. Eli is going to speak about what he and his company has been doing in Portland and other cities to increase housing options in these communities.

Langley has a higher % of SFD and the numbers of SFD are increasing in Langley while the numbers of MF units are decreasing. Between 2007 and 2016 MF units have decreased by 7% and SFD have increased by the same. The 2010 census tells us that approximately 35% of the DU are rented. And that 47% DU are owner occupied. The real unknown is 9 % are seasonal and 9% are vacant. Increased by 5% and 3% since 2000. We expect these figures have increased since the 2010 census.
