Project Goals 15th and Race Project Goals:
Design the project to complement and be compatible with the character and surrounding context of the Over-the-Rhine Historic District Meet current demand with a mix of small and large units Maximize the number of parking spaces within the development to serve additional demand generated by the project and determine the best configuration to avoid a negative impact on neighborhood traffic patterns Create a plan for onsite trash, including trash for Taft’s Ale House Include high quality, affordable housing

Liberty Street Current Proposals: Condo A: 15th and Race: Constructing a 3-story addition that attaches to 1505 Race to create 6 condos and 2,800 SF commercial space Condo B: 15th and Pleasant: Constructing a 3-story building to create 13 condos and 3,000 SF commercial space Condo C: 1508 Pleasant: Rehabbing into 6 condos Pleasant St. Townhomes: Constructing 5 townhomes on Pleasant St. Pleasant Street Race Street Pleasant St. Townhomes Condo C Condo B Condo A 15th Street 5 5

Condo A: 15th and Race Units: 5 residential units (804 – 1,463 SF)
1 first-floor commercial (2,759 SF) Goals: Match massing and integrate circulation with existing building Continue commercial development north on Race Increase height of new construction at 15th and Race corner to match the massing of the surrounding buildings Provide onsite parking

Condo B: 15th and Pleasant
Units: 13 residential units ( SF) 1 first-floor commercial (2,995 SF) Goals: Create small-scale commercial space on 15th Street to strengthen the connection between Elm and Race streets Designate onsite parking spaces

Condo C: 1508 Pleasant Units: 6 residential units (599 - 626 SF)
Goals: Avoid demolition of the rear of the building Keep Pleasant St. primarily a residential street Restore historic building features

Pleasant St. Townhomes Units: 5 Townhomes (1,190 SF) Goals:
Provide single-family housing with onsite parking Keep Pleasant St. primarily a residential street Keep the size small in order to stay with the small scale of Pleasant St.

33 Green St. Properties Involved:
Part of Abington Race & Pleasant Project that also includes Race Street, Pleasant Street Buildings to receive State and Federal Historic Tax credits and have followed historic guidelines in forming the design Total ARP project includes 50 affordable housing units and 6,000 SF first floor commercial space Development Summary: The Model Group and Cornerstone are developing the residential units of the properties Construction is underway

33 Green St. 33 Green Street: 2,150 SF of currently vacant commercial space will be rehabilitated and re opened The commercial SF encompasses the west side of the properties first floor, leaving the east side as accessible first floor housing units

33 Green St. Zoning Relief Use Variance Application: Use Variances-
Are granted to buildings where a space is designed for a particular use but happens to sit in a zone that does not allow this use The RM 1.2 multi family residential zone where 33 Green is located does not allow the commercial space to be used as a commercial space. We are petitioning for a variance that would allow for the same uses currently permitted in the Community Commercial Pedestrian (CC-P) zone that is across the street
