Northern Rivers Region
Population approx. 300,000. Population growing. Centre of alternative lifestyle movement. Focus on organic produce with minimal chemicals. “Clean fresh food.” Reliable rainfall.
6
The Situation Region contains a large number of small land holdings which are not commercially viable as stand alone farms. Significant proportion of agricultural land unused. Decline in production as older farmers exit industry.
7
The Situation Local production is limited by the ability to source and store inputs such as grain, flour, and fertilizer. There is no efficient pathway to international markets. Price competitiveness of production is limited by road transport costs over long distances.
8
The Solution Provide modern high capacity infrastructure.
Integrated logistics solution. Enables a wide sourcing footprint with sufficient attached storage for security of supply. Business model which can aggregate the potential of the small land holdings.
9
Site Master Plan
10
Rail Terminal Approx. 5.5 km of rail line capable of handling 1800 m long trains of either container or hopper wagons. Includes 400 m of container loading face. Storage for over 250 containers in loading area. 3.2 ha of bulk product (aggregates / timber) storage adjacent to tracks.
11
Grain Terminal Initial storage capacity of approximately 35,000 t in 15 segregations. Ability to handle wheat, soya bean, barley and meals. Grain dryer with 100 t/hr capacity Can handle road vehicles up to B Double in size (40 t) Load out and receival rate by road 250 t/hr. Train loads sized at 3,000 t and Load out and receival rate by rail 750 t/hr.
12
Milling Shed Shed size 40 x 50 m, 16 m high, 10 m at eaves.
Grain flaking process (increases nutritional take up of grain by livestock). Annual production capacity 29,990 tonnes. Colour sorter 6 t per hour capacity. Bagging line 1t or 20kg bags. Over 1000 m2 of covered storage for other stock feed ingredients including meals, and lime.
13
Cattle Production Facilities
Yards directly connected to Northern Rivers Livestock Exchange (Saleyards). Road receival and despatch yards and induction facility. Over 200 ha of land available for grass fed cattle production and transitioning from grass feeding to grain feeding. Feeding pens for 2000 “Standard Cattle Units” on property expandable to “Standard Cattle Units”. A further 8,000 SCU pens proposed on properties to be acquired. Total initial system can produce approximately 9,000 finished head or 40,000 head per annum ready for finishing in a feedlot elsewhere.
14
Room for Expansion and Growth
Approx. 23 ha of land available for development of ancillary facilities. Special Zoning allows industrial development associated with the rail terminal
15
Delivery Structure Key Advantages
Joint Venture with Casino Boolangle Local Aboriginal Land Council (CBLALC). Joint Venture to operate terminal facilities as well as agri businesses on land owned by the partners.
