Home Sales Surge in November
HAR will release November 2016 MLS statistics this Wednesday, and here is an early look at some highlights of the monthly report :
Home sales across greater Houston jumped nearly 23 percent year-over-year in November, with a total of 5,706 single-family units sold versus 4,651 in November 2015.
The single-family home median price rose 8.3 percent to a November high of $222,000, while the average price increased 7.2 percent to $281,671 – also a November high.
Months of inventory grew to a 3.6-months supply compared to a 3.4-months supply in November Housing inventory nationally stands at a 4.3-months supply, according to NAR.
Rentals of single-family homes rose 3.2 percent year-over-year, and the cost of renting those homes increased slightly to $1,724.

Supra Lockbox Exchange Winds Down
Thanks to all our members who stepped up to help HAR and Supra successfully swap out over 65,000 lockboxes.
In order for members to take advantage of new Bluetooth features in the Supra system, it is necessary to discontinue use of all old iBoxes prior to the end of the year.
Beginning January 1, 2017, a $100 fine will be imposed for the continued use of an old Supra iBox on an active listing. 
Please ensure your active listings no longer utilize old Supra iBoxes so that cooperating agents may continue to access the property.

Houston Market Movements
This has proven to be a steady year for buying and selling activity in residential real estate markets across the United States. Although inventory declined and prices increased throughout 2016, it has been a rather strong year, and many predict that 2017 will remain about the same, provided that inventory holds steady, unemployment rates continue to fall and mortgage rates remain low.
In the Houston region, for the week ending December 4:
• New Listings increased 4.5% to 1,953
• Pending Sales increased 18.6% to 1,493
• Closed Sales increased 12.2% to 1,864
