When something is too good to be true…run!

10. In most cases….cash flow
IRS- Checks were generated, Board signed, filed in a desk drawer.
Sued personally and professionally for serving on an unmet needs committee following two floods.
Reservation of Rights Letter!
No D & O Insurance.
Affordable housing project drained the cash flow.
