Dunes Amenities Center
As a group the FMPG began their discussions with certain realities: Maintain the Dunes as a Premier Coastal Community. Owner surveys “support need for change.” Owners rejected 2016 plan as too big and too expensive. Owners wanted a transparent FMPG process. FMPG now consist of one member from each association.

The FMPG’s goal was to design and propose a plan that would: Accommodate the current needs for the total Dunes Community. Be flexible enough to address future changes in usage, population and retirement/resort trends. Be reasonably priced and completed on time.

General Question: Will cottage roofs and building color coordinate with the new Amenities Center? Yes, building color and roof material will coordinate with the new Amenities Center and Cottages.

General Question: How will the facility accommodate smokers? There will be a designated area for smoking. The details will be decided by the POA.

Kitchen and Dining Area Question: There have been concerns about the bathroom placement, handicap access and entry in dining area and movement between rooms? These are early stage concepts, architect has been instructed to review design and make adjustments as needed The new facility will be ADA Compliant

Pool and Tiki Bar Questions: What is being done to the pool? The plan is to update the current pool to give it a new contemporary look with new cool-blue glass blocks under waterfalls. Jacuzzi in the peninsula will also be updated and have a new look.

Pool and Tiki Bar Question: Why is Sport Turf being considered as an design accent to pool pavement? The Sport Turf is more than an architectural design feature. In hot sun when pavers are extremely hot walking on the sport turf may be desirable. The Sport Turf will help give the pool deck a coastal look. No decision has been made regarding this feature. We may choose to install it in the pool lounging area and not in the pool dining area.

Fitness Center Question: Will there be new equipment for the enlarged Fitness Center space? A Fitness Center owners committee will be formed to help select new equipment for the Fitness Center. All new fitness equipment is contemplated to be of new design and features, such as internet connected, more rugged and more options. Troon has national purchase agreements with major Fitness Center equipment vendors.

Fitness Center Question: Will the Fitness Center Have Any Physical Therapy/Massage Rooms? Yes, the new Fitness Center will have two rooms designated for physical therapy/massage.

General Question: Are there plans to minimize disruption during construction? The project will take place off season 2018: There will be disruption. The building area will be fenced in. The plan is to build from the sea wall to the building.

General Question: What reciprocals will be available during the construction downtime? Discussions to obtain agreements from local clubs to accommodate Dunes owner’s needs have taken place. So far, two communities have confirmed: Kalea Bay Pelican Isle Yacht Club Others still in discussion: LaPlaya Beach Club The Club at Pelican Bay Owners can also take advantage of the full reciprocal list published annually.

Finance and Payment Option Question: What are the projected operating cost increase with the new facility? Our best estimate is an annual increase of $697 per door. It does not include the positive effect of any additional margin improvement from food and beverage sales. Food/Beverage sales in some new Amenities Center communities have seen increases.

Finance and Payment Option Question: What will be the assessment payment options available for Dunes owners? Currently, the finance committee, our accounting group and our banks are considering the following: One full payment, assessed on April 1, 2018. Two half payments, assessed on October 1, 2017 (1st half) and April 1, 2018 (balance 2nd half). Ten year, quarterly payments commencing April 1, 2018: Owners considering a ten year plan may want to consider obtaining home equity loan as their interest may be tax deductible.

3/15/17: - This presentation will be loaded onto the Dunes web site. We encourage owners to log on and review. 4/7/17 - Mailing of instructional letter incorporating all necessary material and information to complete and execute vote. 4/15/17-5/15/17 - Vote of the community
