1 Emeryville Marketplace is a 14-acre mixed-use commercial and residential development located at the eastern terminus of the Bay Bridge in the small city of Emeryville, CA, just north of Oakland and minutes from San Francisco. The project was the first under the LEED-ND pilot program to achieve Platinum status, earning Stage 1 certification for its conditionally approved plan. Built on what was originally a trucking terminal and brownfield site and more recently a 1980s-era suburban, auto-oriented commercial development, Emeryville Marketplace will be transformed into a vibrant mixed-use, transit- and pedestrian-friendly community when completed.

2 The Marketplace development is the result of a true community effort, with public meetings held over a four-year time period that ultimately paved the way for the dense type of development and range of building heights that the project team envisioned. The more than 670 residential units will consist of a mix of rental, sale, and 15% to 20% of below market rate homes, making the community affordable to people of all incomes. The over 1.2 million square feet of new and existing space will include a multi-modal transit center, walking paths, community parks, housing, offices, and shops, all within easy walking distance. Initiatives like tying the development to the city grid and improving connectivity with existing transit will help to improve the site’s overall synchronicity with the surrounding urban fabric.

3 Infill development will continue on the excess surface parking lots that surrounds current uses, with an expected completion timeline of years. From a bike-friendly connector that will connect the site to one of the busiest Amtrak stations in California to a free shuttle that will offer more convenient access to the Bay Area Rapid Transit (BART) system, Emeryville Marketplace is encouraging the development of a more walkable, transit-oriented community. Bicycle sharing, free transit pass programs, and discounted car sharing are other such initiatives that will help reduce traffic congestion and improve quality of life. These features will be complemented by green designs and sustainable practices, including creating a green-certified food court with diverted grease used for biodiesel, composting and recycling of onsite waste, and installing green roofs and native landscaping. Developers expect to break ground on the project with the construction of a 190-unit, five-story apartment building by the end of 2011.
