4 POHA Mission The mission of the Pickard Oaks Homeowners Association is to maintain and improve the value of our real estate investment, within a friendly and comfortable upscale neighborhood.

5 Security Safety and Security – CALL 911
Specific security advice is posted on the Pickard Oaks Website – pickardoaks.org Be alert. Leave an inside light on Keep your doors, windows, and cars locked Alarm systems are a good idea Away? Use Police “House Check” form

6 Parking and Rules Do not block mailboxes; this is a post office regulation Do not block trash and recycle containers - which should be staged on the curb, not the street Minimize parking on our streets, or the town will implement one side parking The streets of Pickard Oaks may not be used for storage (over two weeks) of vehicles or any other items Each home has a garage and driveway, providing enough space for at least two cars.  -- Don’t block sidewalks

13 Management Plan Improve online access to homeowner accounts and community information Community inspection (porches, mailboxes, pickets, screens, entrance lighting, and landscaping) Porch and deck approved paint color is SW3518 “Hawthorne” or similar Improve driveway separator appearance Community Rules – Educate and enforce homeowner obligations Serious fines for rules violation Prune for security and appearance Comply with the town Special Use Permit

14 Insurance POHA Insurance Agent - Arthur J Gallagher
For certificate of Insurance call: Contact: Carla Lazenby: The POHA insurance covers structural damage, subject to a $5,000 deductible (which is homeowner responsibility). Your personal insurance: You must insure your home contents, betterments, and POHA deductible of $5,000. Your insurance form is HO-6.

15 Insurance Examples Types of loss that are included but not limited to in the policy form are the following, SUBJECT TO THE DEDUCTABLE: Wind: damage to part of the building from tornado or strong thunderstorm Water damage from frozen pipe or broken water heater Hail damage to roof Fire, if the fire damages the building Theft: part of building gets stolen (Copper from ac units has been stolen from time to time.) Water sewer backup: damage to the interior part of the building from back up sewer drain

16 What Insurance Does Not Cover
Flood Earthquake Wind driven rain: We don’t cover interior water damage from rain unless there is damage to the exterior part of the building first.  An opening must be created by wind or falling tree, etc.  Frequently denied claims have resulted from caulking that has not been maintained and has worn out, allowing water to seep through openings that have resulted from wear and tear on the caulking, etc.

19 Homeowner Expectations
Help your neighbor by moving/protecting newspapers, and packages Keep both trash cans OUT OF SIGHT except on the day of pickup Keep your property neat, even in back Report needed repairs in a timely manner Rule: NO exterior changes (appearance or structure) without Board approval -- Call Property Manager x1204

20 Friendly Reminders Dogs – Clean up after your pet. Carry away waste to YOUR trash can Window Screens are required: HOA would install screens during gutter cleanings Water the driveway separators and “fragile” bushes, plants, & trees Observe parking rules

Attend Neighborhood events Talk with your neighbors regularly and frequently Update your address and cell phone number with CAS (For emergency) Todd at CAS Call if you don’t have ext. 1204 Todd will communicate with the Board 24 Hour CAS Emergency number option 3
