Slide 1 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton Automated Maintenance Data Collection & Preventive Maintenance in Automated Systems Presented in Partial Fulfillment of Course Requirement for IEM5303 Michael D. Blanton Applications Engineer, Governair Corporation

Slide 2 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton Focus of Paper Automated Data Collection – Where Automated Data Collection is currently used in building systems. – How Automated Data Collection can Improve Preventive Maintenance. – How Automated Data Collection can Improve an Organizations Profitability.

Slide 3 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton One Current Use (1) In Building Automation Systems (BAS) – A BAS uses automated data collection to display data on computer monitors. Automated data collection has been used in BAS systems sense the 1980s. In a BAS data is display on monitors to show status of building systems. A BAS is primarily used to control heating, ventilating and air- conditioning systems Can be integrated with other building systems such as fire systems, security and etc.

Slide 4 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton One Current Use (2) In Building Automation Systems (BAS) (cont.) Data collected in a BAS is not used for preventive maintenance purposes. A BAS notifies maintenance when a problem has already occurred not before.

Slide 5 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton Potential Use (1) Computerized Maintenance Management Systems (CMMS) – A CMMS is used to organize and improve the performance of manual maintenance programs (preventive maintenance) by: Scheduling employees Issuing and tracking work orders Scheduling preventive maintenance tasks Storing tasks required for preventive maintenance on each piece of equipment Tracking Inventory Etc.

Slide 6 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton Potential Use (2) Computerized Maintenance Management Systems (CMMS) (cont.) – Data collection in a CMMS is normally accomplished manually. Time consuming, expensive and random.

Slide 7 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton Improve Preventive Maintenance (1) By Moving a CMMS from a Preventive to a Predictive System. – The transition is accomplished by building a history of normal operating points of equipment. Data collection through the use of automated data collection devices can be accurate, timely and inexpensive. Data is collected through the use of a variety of transducers and sensors. The data helps detect anomalies in equipment operation.

Slide 8 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton Improve Preventive Maintenance (2) By Moving a CMMS from a Preventive to a Predictive System. – The transition is accomplished by building a history of normal operating points of equipment (cont.). These anomalies are telltale signs of equipment breakdowns. The anomalies allow advance investigation prior to actual equipment failure. This reduces the impact of possible breakdown.

Slide 9 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton Automated Data Collection Devices Johnson Controls Devices – Electronic Temperature Sensor – CO2 Sensor – Occupancy Light Switches – Pneumatic and Electronic Actuators

Slide 10 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton Automated Data Collection Devices (2a) Production Process Corporation Components – MTD-01 offers Lowest cost data collection No data display. Plug-in module mounts in machine cabinet Size: 4"H x 2"W x 2.5"D Automated data collection can cost as little as $250.00 per machine (plus software).

Slide 11 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton Automated Data Collection Devices (2b) Production Process Corporation Components MDT-11 offers Numeric data display of 15 data functions Automatic input of 5 downtime reasons. Slow machine alarms Multiple totalizers Size 3"H x 5.5"W x 3.5"D Automated data collection can cost as little as $250.00 per machine (plus software).

Slide 12 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton Improved Profitability Through the use of Automated Data Collection an Organization can: – Reduce Maintenance Cost By helping to predict equipment failures prior to catastrophic failures. Reducing cost of having parts delivered overnight. Reducing parts inventory – Increase Uptime of Equipment. Predicting failures which allows scheduled downtime without disrupting production. Reducing failures by improving overall maintenance on equipment.

Slide 13 Automated Maintenance Data Collection and Preventive Maintenance in Automated Systems 2000 Mike Blanton Reduced Maintenance Cost and Increased Uptime both translate directly to the bottom line of an organization. The bottom line is increased profitability.
