Reinstate the Loan Borrower pays the arrears and late payments and
starts making payments again. Can be partial payments © Main Street Capital Partners. All Rights Reserved

Discounted Payoff Borrower pays less than the unpaid principal balance
of the loan as final and total. Example: UPB of Loan $49,000 Lender accepts a 25% discount on payoff as final payment. Borrower pays $36,750 and is relieved of the balance. © Main Street Capital Partners. All Rights Reserved

Payment Plan Three Types:
Forbearance Agreement: Arrears and late fees or a portion is added to the back of the loan and the time is payment time is extended Loan Modification: Terms of the loan are changed and in effect a new loan is written. Loan Modifications are recorded. Workout: A new payment plan is put in place that BENEFITS the borrower, ie Lower payment, lower principal, extended terms. Short Sale Assist the Borrower in selling the home for less than

Deed in Lieu Borrower gives up the deed to prevent the lender from
