4 Picking The Right Realtor
This is your very important first step. This can be complicated and time consuming but worth your time investment. About a third of my book “Sellers Guide For Today’s Home Owners” is spent just on this subject. I give consultations where we spend hours just on this subject. Having the right Realtor can save you time on the market and make you or save you thousands of dollars on your transaction. My team and I have a proven method of selling property in the shortest amount of time and for the most amount of money. My system is based on my 30 plus years in the Real Estate Industry as a Licensed Realtor, Expert in the Marketing of Residential Real Estate, Professional Sales Trainer and Published Author.

5 Quick Realtor Fact If you live in South East Florida there are thousands of licensed Realtors within 20 to 30 miles of your home. Not all Realtors are created equally. Do your research, ask the right questions. The simple truth is once a person passes the state real estate exam, they join the National Association of Realtors and they take a short ethics class they can legally call themselves a Realtor. They may not have even listed or sold a single property yet. There are good and bad in every professional occupation. In the real estate industry I come across new people that simply don’t know yet and experienced agents that do know better and do the wrong thing anyway almost every day. Don’t get me wrong, I also come across experienced professionals that do a great job. Here is the important difference I know what to look for and what to look out for in my transaction to keep it moving forward and to protect my clients. Most sellers don’t know and may not see something bad coming before it’s too late. There is no substitution for experience.

6 Pricing Your Home This again is easy. The current local market and only the current local market can determine the true value of your property. How much you paid, How much you want to net and how much the guy sold his home for in the community next door three years ago don’t mean a thing in setting your properties current local value. Price your home to low and it will sell quick and you may have left thousands of dollars on the table. Price your home to high and it won’t sell even if you are getting lots of showings. This is good Realtors using your home to sell the property down the street which is priced right. They thank you for giving them the tools to sell the other property. 7 Have Your Home in Show Condition
It is important to have your home in show shape at show time. There is a great deal of competition on the market and a Realtor is giving you a sell opportunity by showing your property it is your job, responsibility and obligation to have your home in the best show condition it can be. Have your beds made, your close picked up off the floor, the junk off the counters and the dishes out of the sink. I mention these simple things only because I experience them all the time. If there is a hole in the wall, fix it. If there is a stain in the carpet, clean it. If the grass is long, cut it. These simple things can be the difference between getting an offer and not getting an offer. You don’t get a second chance at a first impression.

8 Our First Meeting Our first meeting will last around 90 minutes. We will go through three steps which are equally important to you as a potential seller. We will do a walk through and a visual inspection of your property. We will go over current market conditions and an analysis of the current market to come up with your properties true current market value and the suggested asking price I will explain the sales process and answer any questions you may have about selling your home. I will give you my suggestions on asking price, the results of our walk through and I will explain how commissions work. 9 The First Three Days 5 Things that we will do in our first three days of having your listing Take professional quality photos of your property Get your property listed on the MLS Get a sign on your property Get a lock box on your property Send a personal to every licensed Realtor in your county introducing them to your property.

10 The Next Three Days There are a few more important steps to our system that happen in the following three days. Research the market and give a personal call to all of the top agents working your area. Schedule a Broker Open House and a Public Open House for the following week. Create and launch a private website with incredible functionality featuring only your property. Get then word out to Agents and Potential Buyers in the local, regional, national and international market place through our well established social media channels.
