1 What You Need to Know For Showings
Request for Showing Your NP Dodge agent or Listing Manager will discuss your contact information with you for showing purposes. Once entered in the MLS, agents from NP Dodge Real Estate as well as other brokerages call 330-SHOW (7469), our automated request a showing line, for an appointment to show or preview the property. The listing agent along with the seller will be notified and asked to approve the appointment. The requesting agent will then be notified to confirm the appointment. Time Frame Showing appointments could be immediate, or even a week later. You’ll need to leave the house if a showing is scheduled for your at-home hours, so plan to spend about an hour away (the normal window of time allowed for showing, although the actual showing might last only 10 or 20 minutes). In the event it is necessary for an agent to cancel the showing, you will be notified as soon as possible. Special Instructions Special showing instructions from you will be noted on your property by your agent and will be communicated to the outside agent showing the property. Showing Appointment All licensed sales associates should identify themselves and leave their business card when showing your home. An agent will gain access by using the lock box on the property. Out of Town Seller If you are going out of town and will be unable to confirm a showing appointment, inform you’re your agent or the Listing Manager and he or she will confirm the appointment and act on your behalf. Be sure and provide your agent with a number on where you can be reached in the event a buyer makes an offer on your property while you are out of town. First Impressions are Key It is important to present your house in the best light and make it available to as many qualified buyers as possible, even if it is short notice. Make sure the front door presents well. Sweep steps, if needed. Pick up any toys, tools or other out-of-place objects and store them away quickly. Open window treatments and turn on the lights. Put any dirty dishes in the dishwasher. Make the beds. Quickly run the vacuum and/or sweeper to give carpets and floors a fresh look. Wipe down counters and tabletops. Time is of the essence - make sure your home is readily available at all times.
