8 Remortgage Prisoners What do we offer?
A 0.2% discount off our standard remortgage only products for single residential units (discount is included in the rate BTL) Fee FREE solutions - with no application, product, valuation or legal fees (a £30 funds transfer fee will be payable on completion) Capital raising up to 80% LTV for property related purposes, or up to 75% LTV for most non-property related purposes Adverse and active Debt Management Plans are acceptable – as long as the adverse surrounding the DMP fits our current criteria, the payment needs to be keyed as a monthly commitment. Top Tip If required, personal income will be taken into account during the portfolio assessment, including any necessary adjustments due to future tax liability

9 Portfolio Landlords – 4 or more mortgaged BTL’s
How to calculate whether your client is a portfolio landlord (for our applications): Include all properties owned solely or jointly by the applicant Include properties which are company owned where the applicant has at least a 25% share Multi-unit freeholds count as one property The application property must be included We can re mortgage to fund a business purchase or put into an existing business as long as it isn’t ailing up to 75% LTV Portfolio with mortgages in personal/Limited Company names or with mixed property types, an average weighted ICR will apply with a stress rate of 5% Top Tip With us applicants are classified as portfolio landlords individually and not jointly. For example if two applicants are jointly applying for a new Buy-to-Let mortgage and they both own two properties each they won’t be classed as portfolio landlords.

10 Portfolio Landlords – PRA requirements
Aldermore will split portfolio landlords into two further categories to determine what further information needs to be provided to underwrite the case: Face to face interviews with Aldermore will be required for buy-to-let cases where: The applicant is a portfolio landlord with 11 or more mortgaged Buy-to-Let properties with Aldermore; or Total borrowing with Aldermore is £1m or more Top Tip Aldermore will provide templates for these documents to make it easier to submit portfolio landlord applications (other versions providing the same level of information will be accepted).

What do we offer? Mortgages and Re-Mortgages up to 80% LTV ‘Lower stress testing at 125% ICR or 110% to top slice No background portfolio limits We accept trading companies – doesn’t have to be an SPV No mandatory Floating Charge or Debenture required Up to 6 Directors can be added Up to 16 properties on One application No property related SIC code required Top Tip Our Interest Coverage Ratios (ICRs) are lower than those for personal borrowing and our affordability stress rates are the same as those for individual borrowers.
