Phase 1: Inquiry Submit your deal through the Deal Genie – does NOT have to be under contract Example 1: If your ARV is over $400,000 Purchase + Rehab up to 70% = $280,000 We roll all closing costs on top of the loan, so your loan may actually be for $300,000 Actual loan amount is 75% of ARV because closing costs are ON TOP OF the rehab Example 2: If your ARV is $399,999 or below Purchase + Rehab up to 65% = $260,000 Roll all closing costs on top of the loan, so your loan may be for $280,000 Actual loan amount is then 70% of the ARV

Phase 2: Deal or No Deal Coaching
We will personally coach you If it’s a “Deal,” we coach you to get it under contract If it’s “No Deal,” we coach you on WHY so you know what to look for on the next one Loan Application Request Should be 4 attachments in that T&C, Rate Sheet, FAQ’s & Loan App Remember, we get over 100 deals submitted to us at a time, 45% we would like to issue a loan on. 55% we either don’t have enough info or LTV is too high.

Phase 3: Loan Application & Due Diligence
Use Freeland Lending Verifiable Proof of Funds Letter and make offers with confidence Get the property under contract and send us the deal and a loan/partnering application We do our due diligence and pull credit from 1 agency - what we are really looking for is on-going divorce, foreclosure, felony or bankruptcy. Not so much the credit score.

Phase 4: Loan Approval/Closing Continued
Freeland Property Analysis Process Save money on appraisal Site Survey of property (on-site visit to review property and rehab guide) Pictures and videos of property provided Net Profit Calculator worksheet showing anticipated net profit from deal A RealQuest report on the property (provides valuable info about the property not available on free sites like Zillow or Realtor.com) Freeland summary write up about the property including areas for concern and opportunity

Phase 5: Rehab & Servicing
Deal is CLOSED. Freeland Lending’s Servicing Project Manager will call you the first week of each month to follow along with you on your deal while you reposition it. The Servicing Project Manager will answer questions along the way. We support and track your progress. Get in a bind? We’re your partner. We’re here to help. We want you to succeed and we want to protect our investment.

Phase 6: Payoff You’ve launched and sold the house OR
You decided to keep it and refinanced it (using our affiliate network) Our investment is paid back at closing with interest (within 6 months) Partnership is complete Let’s go do another one!

Phase 7: Affiliate Lender Referral (if needed)
Freeland Residential Affiliate Matrix Freeland Commercial Affiliate Matrix Our Nationwide network of affiliate lenders may fund a deal when we can’t. Example: We don’t fund deals in Hawaii or Alaska. So we’ll refer you when appropriate and make every effort to get you “funded” through our network.

So just move on to the next one.
Phase 8: Not a Deal If a deal is submitted to Freeland Lending and it’s determined to be “NOT A DEAL”, it’s simply moved to Phase 8: Terminated. The good news is that if we tell you it’s “not a deal” we just saved you a lot of time, energy and money when you may have tried to do a deal where there wasn’t one and LOST MONEY. Trust us – after completing nearly 2,500 deals over the past 10 years, we know when we smell a “bad deal”. So just move on to the next one.
