7 Housekeeping vs Notable Changes
A minor revision, often to clarify, modernize or streamline. Notable Change: A proposed change with potential to draw public or agency interest. PC & BCC Briefed on Notable Changes Housekeeping vs Notable Changes You were provided the BCC briefing paper and there are 5 attachments to the briefing package. The first attachment identifies all of the changes considered to be notable changes. These are changes that either have or may draw some interest from the public or agencies that we deal with. I will review each of those individually. The other 4 attachments include the minor changes for each of the different development regulations. These changes are intended to clarify, modernize or streamline. The vast majority of the changes are thought to be minor. We are not trying to dramatically change any policies with these. I’ll provide a few examples of those so that you can see the impact of those changes. Here are some examples of what kind of revisions might be included. 13 Free-standing Wind Power on Residential Lots:
Currently only in Agricultural Zone districts; cannot exceed 35’ in height Citizen attempted to rezone 5 acre property to allow – was denied BCC wanted a ‘county-wide’ solution Proposed regulation allows on all residential properties - height and location varies depending upon lot size Under ½ acre  height of zone district – back yard only ½ to 2 acres  50 feet – back or side yard 2 to 5 acres  50 feet 5 to 10 acres  75 feet 10+ acres  105 feet HAM Radio towers currently allowed at greater heights (up to 199 feet) Lakewood: 60 feet Boulder: 80 feet Douglas: 120 feet Clear Creek: 135 feet NC Notable Changes Zoning Resolution Section 8: Allow free-standing non-commercial wind turbines on residential property Since we want to be helpful with alternative energy As a result of citizen case - BCC - County wide solution Scaled to size of lot Setback far enough so it falls completely within lot Overview Status Public Notice Housekeeping Notable Changes Zoning Resolution LDR SDDTC TDCM Conclusion
