Sub-county approach in the new GIF helps to build a better picture of localised infrastructure needs for West Kent. West Kent – generally has excellent strategic communications, high % of workforce with NVQ4+, high levels of commuting, strong micro business sector, good quality of life. Important for the GIF to recognise the key role of planning obligations (S106 and CIL) in delivery of infrastructure – but remember CIL is a top up rather than core funding. West Kent GIF

PD rights for conversions from offices to residential has brought difficulties in maintaining stock for all three planning authorities Final balance between housing, employment land and retail floorspace likely to be determined via constraints in land supply. Future housing needs must now be caveated by virtue of current Government consultation. West Kent GIF
