1. This is an established commercial lodge, situated on the banks of the Zambezi River near the Lower Zambezi National Park.

Buildings comprise of a main lodge with library, fishing room and bar, three-storey restaurant and entertainment center with a deck overlooking the lake, business center, boardroom and Spa. The accommodation is in four A-frame chalets, four luxury tents, and four 'cave chalets carved into the cliff on the edge of the lake. Each chalet has its own private veranda and is accessed via rosewood decking pathways.

8. Large animals around the lodge area include elephant, buffalo, kudu, klipspringer, impala, water buck, bushbuck, Burchell's zebra, warthog and bush pig. Carnivores such as lion, leopard, caracal, serval, spotted hyena and African wild cat are sometimes seen. Crocodiles and Hippos are a common sight on the Zambezi River. The riverine habitat and variety of surrounding vegetation types is home to an impressive diversity of bird life. More than 400 species have been identified in the vicinity. The Lodge is situated on the banks of the Zambezi River in the Lower Zambezi Valley. Inbound travellers can travel to Lusaka via numerous scheduled flights. Charter flights from Lusaka to the local airfield take 40 minutes. By road from Lusaka is approximately a four hour journey.

13. Operations & sale
The lodge operations and movable assets are all vested in a Zambian registered company. The company also holds the land title and the required investment certificate together with the necessary tourism and operational licenses. A sale of shares in the holding company is thus the practical means to transfer ownership. With all the assets and permissions in place, it is a “walk in” operation. The trained and experienced staff are capable of managing day to day operations.

Whilst the lodge is operating profitably, this should not be perceived to be a “high return on investment” opportunity; Marketing has been low key & largely word of mouth. There is thus an established client base in Zambia, Malawi and South Africa. A few international reservations are also achieved.
