2. Il Poggiolo is situated just 2 km from Montefalco, famous for the region’s best wine and overlooking the Umbrian valley, among several prestigious vineyards and olive groves. Surrounded by a private garden the farmhouse has a total surface area of over 220 m2 over two floors and has large rooms, three bedrooms and three bathrooms. The main entrance to the house is on the ground terrace, opening into a large open plan living area with fireplace and access to a panoramic porch of around 24 m2. On this floor there is also a spacious kitchen and the dining room.

5. On the first floor of the house there is the sleeping area, with three bedrooms and two bathrooms. This level is connected to the ground floor both inside and outside via an outdoor staircase with a little porch. The building, while still retaining the typical architectural features of old Umbrian country houses, has been recently restored to earthquake-proof standards, and has not been lived in since. Inside, there are tiled floors, with wooden doors and windows.

7. Outside
The location is convenient with beautiful views: the entrance to the property is actually a few metres from the tarmacked road and the private land, overlooking the valley and measuring around 2,000 m2, is divided into one area for parking and another for the garden, with mature lawn and a few fertile olive trees. It is possible (on obtaining the correct authorisation) to build a swimming pool on the property and if desired it would also be possible to purchase another plot of land with an olive grove.

10. Location
The location is panoramic and central in relation to all of Umbria’s main historic centres: in less than a quarter of an hour you can reach Foligno (10 km), or Trevi (12 km) and in a few more minutes Spoleto (23 km), while Todi (30 km), Assisi (32 km) and Perugia (50 km) are less than 45 minutes’ drive away. The nearest airport is Perugia, around 40 km away (half an hour’s drive). Rome Ciampino (166 km) and Rome Fiumicino (183 km) are around two hours away.
