START UP COSTS The following services are part of our set up cost of $250. Set up your Airbnb page with clear descriptions of your property Take the photos as required for the website Set up styling of beds and bathrooms to make an impact Facilities and maintenance review of the entire property including property report Set up registers for stock and maintenance records

The things you will need to consider and what we believe to be important for the reputation
of your property and getting good reviews and return guests. Be prepared to pay for a really good initial clean and style set up Buy the best sheets and bedding you can afford. We will make recommendations on the décor if required. We recommend mattress protectors for mites and moisture and mattress toppers on all beds. Cleanliness and maintenance must be a priority for us to take on the management as we will keep everything well maintained. Smoke alarms need to be operational and we will keep a register of annual services. Pool compliance must be current with the Council. Consumables: clear instructions of what you want to provide for each booking Bathroom consumables: we recommend bulk body wash instead of individual soaps Consider having a minimum stay of 3 nights. You will save on cleaning charges.

Manage all the bookings online and follow through with all enquiries.
Make contact with your guests on their booking and also prior to arrival to ensure they have everything they need. Meet and greet your guests with keys and instructions on everything for the property eg air con, pool etc. We will make use of the lockbox we recommend you install as some guests flights are late and they would still like to check in. Ensure all consumables are stocked up Keep the tourist brochures stocked up Provide a restaurant/eat/takeaway list for the area. Organise cleaning after every booking and check property. We will provide a maintenance register for your property for any work done. All maintenance expenses are pre-approved by you. Regular correspondence with you on all bookings. Be available to your guests for any issues. Our intention is to treat your property as if it’s our own Block it off when you want to stay in the property,

Cleaning service – we will quote you a fixed price
Based on the size your property Our quote includes the full clean of the property and the laundry and ironing. We do not iron sheets as believe it’s unnecessary if the beds are made properly.
