Construction cost - $7.5 million for 45,000 square feet (total of 62,000 sq ft under roof) Land cost $2.8 million Retail Sales and Leases - $22,500,000 in year 1, increasing 5% per year Jobs – 60 in year 1, increasing to 75 by year 3 at $22.50 per hour [approx $46,800 annually] Annual utility expenditures $132,000 Property tax impact to our community: AJUSD = $122,000 annually or $955, yr NPV CAC = $ 38,000 annually or $294, yr NPV AJFD = $ 48,000 annually or $373, yr NPV Empire Southwest, LLC
